In the real estate world, it has been a slow start, but not surprising given the aftermath of the Christmas and New Year storms and the cleanup that followed. Stock levels for sale and rent are low, and with more people migrating we can expect that to continue for now. Q1 Summary: Multifamily sentiment is shifting... What did you see in the market in Q1? ----- My Q1 Recap: Buyer/Seller pricing expectations are generally still a material distance apart (8%-15%+), but, the sentiment seems to be shifting. It seems like Sellers are more willing to test the market today than they were 6-12 months ago. Given the Fed's "higher for longer" approach, Sellers that must sell in the next ~12 months are doing so now since the CRE market could get worse before it gets better, especially heading into a Presidential election cycle.
