We’ve dug into the potential of this booming part of the capital in our latest report by Cushman & Wakefield ▫️Right now, about 11,500 people call the 10-minute walk zone around Rondo Daszyńskiego home, and that number is set to double once the planned residential buildings go up. ▫️There are 15 publicly announced projects in the pipeline for this area, set to deliver around 4,000 new apartments for sale and nearly the same number for rent by the end of 2027. ▫️The growing appeal of this neighborhood is also reflected in the metro passenger stats at Rondo Daszyńskiego station, which now serves 610,000 passengers a month. By 2040, that number is projected to skyrocket to over 1.8 million! Glasgow has just six months’ worth of prime supply in the market, which is one of the lowest prime office supply levels in the Big 6 markets, based on average demand – so unsurprisingly, the choice for occupiers in the city centre remains critically low. The city is currently starved of well-located, high-quality offices that provide sustainable accommodation along with good wellness facilities for staff. Furthermore, occupiers are prepared to pay higher rents for better space, and with the weight of demand swaying towards ‘best in class’, this could lead to significant rental growth on refurbished stock.

When trees start to bloom then it's that time of year when Downtown Van releases our State of Downtown Report. We are incredibly proud of this one as it provides more insight than ever into Vancouver's city centre. Here are a few of the many findings that help paint a holistic picture of what the downtown Vancouver community is experiencing. 1) More people are coming downtown than before the pandemic. But they are visiting less often. 2) Economic conditions and barriers continue to make it difficult for storefront businesses to survive. 3) Now that downtown has completed its major office development cycle, sights are set on addressing Vancouver's hotel room shortage as tourism demand continues to grow. I suspect the City will be seen to be visionary on this in due course. Some doubt the demand for offices with working from home. But, people are still people and will continue to be cooperative social animals first - that does is not effectively served by sitting in social isolation added to which WFH is OK(ish) for the well estblished and ghastly for the young and inexperienced. Many large space occupiers are now "encouraging" staff back into the office and anecdotally new graduates are favouring jobs that are more in the office focused. Some cite AI... but all the other technologies that were going to reduce office jobs have created more new roles than they replaced. Is it really different this time? The desire to make the City a vibrant 7 days a week location are to be lauded and, if delivered, will make the location far more attractive for offices etc.
The City of London Corporation Planning and Transportation Committee has, today, voted overwhelmingly to approve the local plan for the Square Mile, known as ‘City Plan 2040.’ The City Plan seeks to: 1. Power a growing, vibrant and competitive economy, with over 1.2m sqm of additional office floorspace delivered by 2040; 2. Transform the Square Mile into a 7-day-a-week cultural and leisure destination for everyone; 3. Ensure the City is a highly sustainable place to do business, with a net zero Square Mile by 2040; 4. Create an inclusive, accessible and healthy Square Mile where everyone feels welcome; and 5.
