What is RAFT? RAFT provides up to $7,000 per 12-month period so your family can stay in your current home or move to a new one. You may use the money for rent, utilities, moving costs, and mortgage payments. The COVID-19 pandemic is exacerbating inequalities in the United States, impacting many families and individuals with job losses, challenges in securing affordable mortgages, financial instability, and the risk of homelessness. Despite a general decrease in home mortgage delinquency rate, a report from the Consumer Financial Protection Bureau (CFPB) reveals that Black and Hispanic mortgage borrowers are 2-3 times more likely to face delinquency or be in a forbearance program compared to white borrowers. Almost 8 million older adults live at or near the poverty level, with the highest rates among older Hispanic women living alone, this according to Aging in the United States: A Strategic Framework for a National Plan on Aging Report to Congress this past May. A Home Equity Conversion Mortgage (HECM) or a Reverse Mortgage can and should be part of the plan! Tragically, home ownership has become FAR out of reach for most people. And not nearly enough is being said about it... or more importantly, not enough is being done to address the housing crisis. The average home price in the United States is approaching $500,000. Since many lenders don't want more than 28% of a person's income to go toward their mortgage debt, borrowers will generally need an annual combined household income of at least $120,000 to afford the average home. However, the average family income in the United States is only $75,000. Are you starting to see the problem? For centuries, home ownership has been the greatest source for security and generational wealth creation. It was the "American Dream" of rising above where we came from to become all that we could be. I hear the same story everywhere I go: British Columbians struggle to keep up with rising housing costs, and the dream of owning a home is slipping away for many hardworking families. I recently spoke with a wonderful woman in Osoyoos who shared her concerns as a single-income household. She told me she feels like homeownership is forever out of reach. The NDP’s proposal of a 50-year mortgage, with the government holding 40% of the mortgage for 25 years, isn’t a solution—it’s a trap. The government isn’t a bank, and with 50 years to pay off a home, retirement will become the next dream people can’t afford. Our plan will Get BC Building again by streamlining approvals, cutting red tape, and restoring affordability.
