Landowner Porter Development LLC, headed by Les Porter, and joint venture partners Falcone Group and Metro Development Group, have submitted funding requests to the City of St. Petersburg and Pinellas County for the project now called Azalea Gateway, a proposed mixed-income multifamily project at 1501 72nd Street North, the former home of Raytheon Technologies. The development group is requesting a $4.9 million contribution from the City of St. Petersburg and $9.9 million from Pinellas County’s Penny for Pinellas funds to help construct phase one of the project. According to the submitted funding requests, Porter Development expects to break ground in early 2025. Under City of Yes, you will be able to transfer development rights from Landmarked buildings to zoning lots on the same block per COY ZR 75-42: https://lnkd.in/dZhyZvvg Under current zoning regulations the Landmark transfer is confined to adjacent zoning lots or across the street per ZR 74-79 (Special purpose subdistrict East Midtown is an exception to this rule.)
