CoStar reports, the global real estate firm Hines has entered the growing build-to-rent (BTR) market by acquiring Blu South, in Pineville, North Carolina, just outside of Charlotte. The partially completed development, when finished will include 551 units with a mix of 3- and 4-bedroom townhouses, single-family detached houses and duplexes. BTR still remains a small portion of the single-family market, however, since 2019 completions have increased by 270%, according to the National Rental Home Council (NHRC), with most of the construction in the Sun Belt. Here’s a good weekend read. CoStar analyzed the ongoing apartment construction boom across the Jersey Shore and dug into which areas developers have been targeting. The bet is simple: the region has been underserved by modern units that can attract year-long residents to enjoy its quality of life, transit options, and proximity to employment nodes. To meet this demand, developers hit the ground running right after the pandemic, breaking ground on hundreds of new apartments just as the population base began to expand. Much of the new construction is concentrated in Monmouth and Ocean counties, where ample transit options allow renters to access employment nodes in Trenton, Newark, and New York. So far, over 2,800 units have been completed, and an additional 2,700 units are in the pipeline. When it’s all said and done, the Jersey Shore’s apartment inventory will expand by 12% relative to 2019 levels. #jerseyshore #southjersey #multifamily #waterfront #construction #monmouthcounty #oceancounty #atlanticcounty #capemaycounty #costar
