It is important to note that some buildings on these campuses date back to the early 20th century and some of the locations may now be better suited for redevelopments. "St. Louis was built to last," writes HOK co-CEO Eli Hoisington, which is why so much of its existing building stock is ripe for adaptive reuse and renewal. As Eli details in a piece for St. Louis Business Journal, the potential for older buildings in the city exceeds mere residential conversion. They also can support new industries and innovations. This is already happening in places like Cortex Innovation District where historic buildings such as 4340 Duncan are finding new use as cutting-edge labs and research centers. Fortunately, a good deal of the region's building stock is uniquely suited for this type of conversion, writes Eli. "These older buildings have several factors going for them: They’re sturdy, which is important for controlling vibration that can impact sensitive equipment. They have generous ceiling heights, which allow for overhead supply lines and ventilation. They have wide column spans that provide for flexible lab benching." It will be interesting to see how adaptive reuse of modern architecture business complexes plays out. Making them mixed use and accessible to public transportation or walking seems to be key.

In a world where commercial real estate (#cre) owners and tenants faces challenges of utilization and ROI, energy efficient and flexible buildings are the answer. Great to see smartengine wtec deliver on the promise of #smartbuildings.

One story is never enough – is a statement that became a central theme of the 'Unlocking Potential' seminar held by the #IrishArchitectureFoundation earlier this week.  Loughlin Kealy, Valerie Mulvin, Ruth O'Herlihy, Grainne Shaffrey, Steve Larkin, and Vicky Landy, the nominees of the #EUmiesAward, spoke about ways of listening to the buildings. So, when a moment comes for the owners to move on, they leave behind the stone and mortar - the body - and their stories embedded within it - it's soul. Our job is to make sensible use of them both.   The projects presented at the seminar managed this masterfully by adding new composition layers, re-interpreting the form by accessing the past with imagination, and sometimes found the optimal solution by allowing time to pass. All this can only be achieved through rigour and hard work. And trying different things.   During the adaptation, the need to transform the elements of the building into something they were not planned for – like a Part M-compliant staircase or a fire-protected compartment wall – can be highly complex. The problem is exacerbated due to solutions always being bespoke and non-transferable. There is room to improve here for the building regulations.    So, we take great care of important buildings full of stories. But what about all the existing structures with less significant tales? Can we give them a new story by reinventing them now?    An essential aspect of the renovation, beyond improving the energy efficiency of the building and the health and well-being of its occupants, is consistently adding value. This typically involves diversifying the use of space, creating more flexible and adaptable layouts, and expanding the footprint. However, it can also include finding a unique opportunity specific to the building. This financial game-changer, boosting returns on investment, could become a new story.   At STW, we had the privilege to work with the stories and create them on many wonderful projects, such as MoLi - Museum of Literature Ireland, The Kiln Building, Carroll's Factory and Miesian Plaza. #stwarchitects #adaptivereuse

Wootton Science Park unveils £35 million masterplan for new SME science and tech lab space and amenities Hartwell Plc, the automotive and property development company, has unveiled emerging designs to deliver new carbon efficient lab and workspace buildings for small and medium sized science and technology companies and amenities at Wootton Science Park to the south-west of Oxford. Hartwell has owned the park since 1975 and built the first office building in 2005. It has recently practically completed Origin, a two-storey CL2 laboratory building. The proposed £35 million Scott Brownrigg-designed masterplan will deliver circa 106,233 sq ft (9,869 sq m) across five new commercial buildings along with connected amenities and facilities for future employees and the surrounding community, which will include high quality landscaped areas, secure bike storage, a bistro and gym. The landscape architecture and ecology designs have included carefully planned green spaces, sustainable features, and intentional coexistence with the surrounding natural environment. Cycle storage and car parking will be provided in accordance with the highway’s authority. James Hilton, property director, Hartwell Plc said: “With an unprecedented increase in the University of Oxford’s spinout companies involved in life sciences, quantum, AI, sustainability and more, we believe that the park’s future lies in answering the demand for high-quality grow-on lab and workspace and providing amenities to not only support those working here in their innovation and discovery, but also the wider community. https://lnkd.in/euKaEbwv
