Great to work with the National Housing Maintenance Forum (NHMF) in London this week. We're doing a multi stage project working with the Board to enhance the value to their members, contractors and suppliers. It very encouraging to see an organisation that wants to put in a solid foundation on which to build something special. Taking time out to formulate a well thought out plan saves tonnes of time down the line. Big takeaways: ➡️ For an organisation to be effective it's people need to be effective ➡️ Having a strong, clear purpose is the starting point and the ongoing reference point ➡️ Clarifying the longer term Vision is about where you want to land in 5 years ➡️ Once that's all cemented you can begin to build the shorter term plans, we're using 1-3-5® for that ➡️ Having a well structured 1-3-5® is the easiest way to clarify who's doing what by when The venue we used was Wallacespace St Pancras and the team there are excellent. Everyone threw themselves into session 2 and there was great open debate and challenge about the main outcomes we want to deliver on. At a recent Timeshare Board Members Association meeting, Gary Porter, CEO of Facilities Advisors International, highlighted key aspects of creating a safe and sound resort. 🔹 The tragic Champlain Tower South collapse three years ago was a wake-up call for the condominium industry. As a result, new laws were implemented, mandating inspections and reserve studies. However, Gary emphasizes that maintenance, alongside inspections and reserve studies, is crucial for building integrity and safety. 🔹 Maintenance Types: • Preventive: Regular upkeep to prevent issues. • Corrective: Addressing unexpected problems. • Deferred: Tasks that should have been done but were neglected. 🔹 Regulatory Changes: Post-Champlain, many states now require structural inspections and maintenance plans, ensuring long-term building safety. 🔹 Financial Aspect: Preventive maintenance saves money in the long run.
