🌿Do you reflect ESG in your valuations?🌿 We're asked this question on almost a weekly basis. However, the reality is it's not a simple "yes" or "no" answer - it's usually much more complicated than that.   I'm super happy to share the newest JLL's Hotels & Hospitality Group research report I had the pleasure of co-authoring alongside Ross Petar and Jessica Jahns. The report delves into how hotel valuers navigate the complexities of ESG. The topic is multi-faceted, so we endeavoured to break it down into its components to offer much-needed clarity for stakeholders. I'm particularly grateful to Ufi Ibrahim (Energy & Environment Alliance), Adrian Flueck, Caroline Tivéus, and Rekha Toora for taking the time to provide us with their insights on the topic. In case you missed it, here is our latest research on how the hotel investment sector is navigating ESG. We are now starting to see correlation in guidance issued by major bodies such as the Royal Institute of Chartered Surveyors and also the Better Buildings Partnership, this is on the contrary to the many ESG indices out there which sometimes have very little correlation. My personal observation is that we need to share more across our sector on the considerations which are coming up during sales processes and the questions which buyers are asking which can have a material impact on Investment Committee decisions. What is becoming more apparent is pricing adjustments on account of minimum standards which investors require or regulations not being met. More green loans are being issued but it remains to be seen how the bank reporting requirements will lead to a material change in debt pricing albeit we are already seeing that it is a key liquidity point as highlighted in our report.
