Charter schools in Texas don’t receive any funding from local property taxes, which are the main source of capital investment funds for traditional school districts. An effective strategy to save construction dollars and project schedule is to use pre-engineered metal buildings as the structure behind the façade. Two of Element Architects + Interiors, YES Prep Public Schools and KIPP, are featured in this article from the Metal Building Manufacturers Association (MBMA). #DiscoverYourElement https://lnkd.in/g-D_pxN3

Q & A 27 - It's important to note that converting outbuildings into cottages can sometimes result in unexpected costs. When updating building plans, local councils often require a second dwelling application, which property owners may not be aware of. However, this process can have its advantages. Before building a cottage, check your area's zoning and town planning scheme. You might need a Town Planner to get consent for a second dwelling. These are defined in the Local Town Planning Scheme and may vary between different councils. Contact Susan Venter today for more information. It's great to see this article about the approval of our plans for Derby's Friar Gate Goods Yard in Architects’ Journal. Adam McPartland, Director of Glancy Nicholls Architects, said: “We are overjoyed that the required funds can now be invested into saving these distressed 150-year-old listed buildings. Glancy Nicholls Architects has proudly brought its expertise in restoration and retrofit design to visualise the sustainable future of two of Derby city centre’s most notable historic structures. “From the outset, the overarching brief from Wavensmere Homes was for a huge emphasis to be placed on exemplary placemaking. By having a mix of commercial uses within the two buildings – and opening the inaccessible site up to create a series of new linear parks – hundreds of people will be able to appreciate these heritage assets on a daily basis. “The designs for the 227 two- and three-bedroom townhouses that will surround the two listed buildings are bespoke. Curved and terraced street scenes will celebrate the beauty and vista of the Bonded Warehouse, while incorporating a range of energy saving technologies and strategies. "A four-storey apartment building containing 49 apartments will also reinstate the lost streetscape of the Stafford Street frontage. The highest EPC rating of A is being targeted for the new houses, with all plots designed to be future-proofed ahead of the 2025 Future Homes Standard.” Read Anna Highfield's article here: https://lnkd.in/e4FRthwd

Connecting the old and the new when it comes to structures is something architects and contractors have to manage all the time; how to make the new fit with the original without it jarring or looking out of place. Sometimes the best approach is to match what's there, and at other times to take advantage of the contrast. This is well demonstrated in this case study. A new teaching block at Dene Magna School is connected to the original with Spaceshade covered walkways, which contrast well with the existing canopy. https://lnkd.in/e8n4D6GZ

Wood remains the top choice for construction in California for several compelling reasons. Its abundance and affordability make it a cost-effective option compared to materials like concrete. Additionally, wood is easier to work with and allows for faster construction times, typically taking 12 to 14 weeks for a complete build. The high mobility rate of Californians and lower taxes on wooden homes also contribute to its popularity. Despite concerns about fire resistance, the benefits of wood construction continue to outweigh the drawbacks. In case you missed it: The SLB and Association of Collegiate Schools of Architecture (ACSA) announced the winners of the Timber in the City 5: Urban Habitats Competition. The fifth installment of the Timber in the City series, this year’s competition challenged students to devise ways of meeting urban housing needs through the addition of an overbuild, or vertical extension, made of wood to an existing building or structure. The seven winning projects demonstrate creative and clear approaches to designing a healthy built environment with wood as a central material, emphasizing the importance of addressing both sustainability and affordability in urban development. For those of you designing, specifying and installing roof terraces & balconies, you'll know that meeting fire regulations whether it be non-combustible or BROOF(t4), can sometimes be confusing, especially when suppliers are not always as au fait with the regs as their marketing would lead you to think. This article by Wayne R. is worth the read! #brooft4 #roofterraces #firesafety
Check out this interesting article in the The Fire Protection Association from November 2023. It talks about the fire requirement for roof terraces, podiums and balconies. A must read for #architects #designers & #flatroofing trades (inlcluding #landscaping trades installing terraces and podiums). https://lnkd.in/eS3sqXjT #brooft4 #SPRA #LRWA #FPA #LABC #NHBC #buildingregulations #firesafety #buildingsafetyact #roofing #balconies #podium
