Bad hiring and bad customer service is killing multifamily! One noticeable sign that this is happening... 50% of leasing calls are going missed 🤯 Ron had some great thoughts on how to fix this. ✅ The temptation when times get hard is to cut the training department first. Don't trade short term gains for long term losses, keep your training team! They're the ones taking your new leasing talent and ramping them into veterans. ✅ The difference between the properties giving loads of concessions to maintain high occupancy and those who are not is... Superior customer service. Personalize. Personalize. Personalize your interactions with prospects. Don't talk to them to sell them the unit. Get to know them and then "show them you know them." Sending video follow ups to their email/phone recapping the top 3-5 things discussed is a great way to stand out. ✅ Be wary of the ILS provided leads. Not all are created equal. Make sure you're tracking which ILS leads are converting. Keep the ones that are, scrap the others.

It was 16 years ago that I started my career at Lee & Associates under the tutelage of Clif Fincher and Allen Buchanan. Both taught me many valuable lessons so that I could build a sustainable business, helping owners and occupants of Industrial Properties in Southern California with their real estate strategy development and implementation. Here are four lessons that Clif Fincher passed down from his mentor and local Mid Counties legend, Joe Maiolo, that will help keep you going. 1. There is a desk and a phone, and that is where you make money (on the phone). 2. Talk to THREE (3) NEW people a day about real estate (and you will be busy). 3. People are going to look you straight in the face and lie to you. Get over it, and MOVE ON. 4. Share everything you are working on with those around you, especially with fellow agents.
