The city of Milwaukee is about to spend $1.6 million to stabilize City Hall's facade − 10 years after city officials approved a $15.9 million legal settlement designed to solve the same problem. A new building permit application for "temporary facade stabilization" has been filed for the historic building at 200 E. Wells St. That $1.6 million project involves installing safety netting to hold in place flaking pieces of decorative terra cotta and prevent them from falling to streets and sidewalks, said Tiffany Shepherd, Department of Public Works marketing and communications officer. That amounts to a temporary fix as department officials work to develop a timeline and cost estimate for fixing the problem, said City Engineer Kevin Muhs. #Milwaukee #milwaukeenews #cityhall

The stakes just got higher for neglecting facade repairs. New York City is suing the owners of The Windermere in Hell’s Kitchen, a 5-building apartment complex hidden behind a sidewalk shed for 15 years, and seeking fines of $1,000 per day per building, along with substantial civil penalties for ongoing safety violations until all unsafe conditions have been rectified. As part of the City’s Get Sheds Down plan, this case serves as a warning to owners to not put off unsafe condition repairs and a reminder of the importance of timely repairs and maintenance to mitigate safety risks and avoid costly penalties: https://lnkd.in/eSrzayS2

"Senate Bill 4–D was created in response to the collapse of Champlain Towers South in Surfside, Florida in 2021. The bill established milestone inspections, which assess the structural integrity of aging condominiums. Milestone inspections are required for all condominiums and cooperative buildings that are at least three stories high and 30 years old. For condos that are within three miles of a coastline, inspections start once a building turns 25 years old. The new law also requires condo associations to complete a Structural Integrity Reserve Study. During the study, an engineer or architect will assess the remaining life left for items like roofs, foundations, floors and more. The engineer or architect will determine the cost of replacing those items and will recommend an annual reserve amount to pay for future repairs." Fundamentally it was a mistake to upgrade the 'green' aesthetics of the Grenfell tower building, without investing in fundamentals. Nobody had an intent to harm. Industry learnt by the mistake. It learnt something it didn't know before. Having dealt with 'Government' all my life, from early memory, I know it is made up of ordinary people who might be more likely to clock off at the specified time than others who are invested in their job. Government management I feel is layered and diffuse and comfortable in the anonymous protection of being from 'the Government' which in practice always has funds for excellent lawyers. Consider - companies could go bankrupt from lawyer's bills, governments borrow more. https://lnkd.in/gejjYhHU

Here in New Jersey, we have specific codes to ensure our renovations are not only beautiful but safe and legal. Here's my personal guide to help you through: 1. Get to Know Your Building Department: Before you begin, introduce yourself to your local building officials. They're a wealth of knowledge and can provide the dos and don'ts upfront. 2. Permit Process: I always remind clients that obtaining the right permits isn't red tape, it's protection. It ensures your project is inspected and up to code. 3. Historic Districts: If you're in a historic district like many parts of NJ, there might be extra steps to preserve the area's character. I can help you navigate these special requirements. 4. Contractor Conversations: Always hire a licensed contractor familiar with NJ's codes. I have a list of trusted professionals I've worked with and am happy to share. 5. Plan Review: Remember, any structural changes will need a plan review. This might sound daunting, but it's a step to ensure your safety.
