This month, we tackled a question about how frequently condominium boards should meet: While bylaws typically set a minimum requirement, boards may need to meet more often based on specific circumstances. The appropriate frequency depends on several factors, including the community's size, building age, and recent events. Newly built and smaller communities generally have fewer and less complex projects to manage, requiring fewer meetings. In contrast, larger and older condominiums are more dynamic and often need significant oversight as regular maintenance and capital projects increase. Recent events, such as natural disasters or turnover in the board or management team, may necessitate more meetings to manage crises and transitions. The goal should be to balance effective governance without overburdening management and the board with too many meetings to prepare for and hold. On January 17, 2024, NAIOP Utah held a timely panel discussion titled, “Solving the Cost Creep Crisis”. The Theme: an engaging discussion about cost overruns and schedule delays regularly crippling construction projects and negatively impacting priority projects and the real estate industry. We were honored to bring together on stage, industry heavyweights to shine a light on actionable solutions to the Cost Creep Crisis and all the impacts repeatedly creeping into the industry. It was more than a discussion. It was a proactive step towards innovative, long-lasting solutions.
