2 affordable housing developments for seniors are underway in Glendale! 🏠 Adobe Communities is converting the former Harrower building into 40 homes for older adults that’ll have on-site services and amenities. Plus, it’s expected that the building will qualify for the National Register of Historic Places following the completion of the adaptive reuse and restoration! 🏠 The Citrus Crossing apartments will feature 127 senior apartments, reserved for households earning between 30 and 70 percent of the area median income level. Both projects are slated for completion in 2024 🎉 Older adult homelessness is both urgent and solvable — and it’s a matter of life and death. Controversy erupts over low-income housing plan for trendy Detroit neighborhood As the city of Detroit continues to grapple with an affordable housing crisis, the controversy surrounding the proposed low-income housing project in Brush Park has left many residents feeling frustrated and unrepresented. NCNA has begun to engage residents in its plans, which will use future-forward sustainable production methods that have proven successful in other U.S cities. Tomorrow’s Housing Innovation Showcase will engage up to nine different manufacturers, each of which will build one modern, energy-efficient home in North Corktown. NCNA will establish a community land trust (CLT) to manage the project, ensuring that the homes are developed in alignment with the community’s needs and that local renters and first-time homebuyers have the first opportunity to own the homes. A good overview - and a quick read on just one of the impediments to providing affordable housing opportunities. NIMBY stands for “Not in My Back Yard.” In the housing world it’s used to describe people, typically existing homeowners, who oppose new housing development near their homes—particularly denser or more affordable housing. The NIMBY's argument base against affordable is often fueled by misconceptions about what affordable housing actually is, who is going to live there, how the properties are managed, and what it means in terms of neighborhood noise, traffic, crime, and [their]property values. Institutional NIMBYism is sometimes expressed through exclusionary zoning, keeping affordable housing out of certain communities altogether.

The long and challenging journey of a 49-unit affordable housing project in Los Angeles, taking 17 years and still incomplete, exemplifies the complexities and bureaucratic hurdles in urban housing development. This case underlines the critical need for streamlined processes and a focus on affordable housing, as highlighted by recent political efforts. Related Group’s affordable-housing unit recently opened Residences at SoMi Parc, a 172-unit mixed-income housing development in the City of South Miami. Related Urban Development Group and Miami-Dade County’s Public Housing and Community Development partnered on the community, which is the first phase of the public-private, mixed-income and transit-oriented SoMi Parc Master Plan. The plan aims to revitalize existing South Miami Gardens public housing with more than 500 units of mixed-income housing. SoMi Parc will include one- to four-bedroom apartments for residents of varying income levels. Eighty percent of them are set aside for people at or below 80% of the area median income, including 58 units under the Rental Assistance Demonstration (RAD) program. I feel the pain. What’s not mentioned is that by the time it’s built, any developer fees for the project have likely been expended a while ago. Staff and overhead costs are paid by rent revenue that is shared by the local jurisdictions at 50%-85% favoring the jurisdictions. (And the jurisdictions need those fees.) Many of our key staff doing the work, services, case management, and property management often live with salaries that income-qualify them to live in the units. But at this rate, there aren’t enough units being produced in a timely manner to accommodate them. Suggestions anyone? #reduce #redtape #affordablehousing #matters

Perhaps this is one step. I've always thought the bigger issue of zoning was more important to fix - how much space is spent in large lot single family housing, and all the pressure of placing apartment buildings and townhomes are focused on only a few specific locations. I see this in Silver Spring, MD, as well. How much focus is placed on adding apartment buildings around the Silver Spring Metro station. What about the outer ring Metro stations such as Forest Glen and Glenmont? On the Orange Line west of Ballston? Has the land use and zoning policies been updated around the Silver Line to allow TODS? What about more TODs around MARC and VRE lines? Same issues in Boston! Seems like so much of the pressure to fix the housing crisis are within Boston proper and the inner ring suburbs. There's an amazing transit system in place to expand TODs around the many commuter lines - just need to get rid of NIMBYism and allow TODs around all the commuter line stations! https://lnkd.in/eD5pG_59
