How Did We Double Our Investors' Capital? We did it by finding deals that can achieve 2.5x to 3x or more on invested capital. By doing this, we can give our investors at least a 2x on their money WHILE we, as GPs still make money. Here's an example of this. 48 units in the Bond Hill area of Cincinnati. We purchased it , renovated it, increased its NOI and gave our investors a 7% pref plus 30% of the cashflow (it was a 30/70 LP/GP split). In just 2.5 years, we sold it and DOUBLED our investors' capital. Our target was to achieve 2x for our investors over a 5-yr period so getting there in literally half the time was great. The question is - How do we find apartment & hotel deals that achieve 2.5-3x multiple on invested capital? I will share those secrets in my next post.
