There are so many benefits to being a landlord, but to make a success of it you have to do it right. These are our top tips for making a success of being a landlord. 1. Stay on top of your legal responsibilities The rental sector has become increasingly regulated in recent years. Understanding your obligations and ensuring that you stay on top of them, is the easiest way to avoid potential stress and strife. 2. Take care of your deposits As a landlord, you are legally obliged to protect your tenant’s deposit. It’s not hard to do – there are a number of government-approved deposit protection schemes available. But it’s your job to ensure that it happens and that your tenant is provided with a deposit protection certificate within 30 days of payment. Think safety first You can’t let out a property if it is not safe. All tenants have a right to smoke and carbon monoxide alarms, annual appliance testing, fire escapes, and fire safe furnishings if the property comes with furniture. 4. It may seem an inconvenience, but the higher the rating, the more interest you’ll have – and the more rent you can gain. 5.
