KKR and Mirastar, KKR Real Estate’s industrial and logistics platform in Europe, have bought off-market a prime UK logistics portfolio. https://lnkd.in/gkqSyfvE The seller of the five-unit, 890,364 square foot portfolio in Salford, Liverpool, Crewe, Sheffield and Smithywood, is developer, manager and owner of UK logistics real estate, PLP. The portfolio is 80% let, with a weighted average lease term to break of 10 years. Each of the assets provide best-in-class specifications, including BREEAM Very Good certifications and EPC A+ ratings. The five assets are near major population centres near key transport infrastructure and motorways. Over the last eight years, the assets were developed, owned and managed by PLP and its flagship investment vehicle, the PLP UK Logistics Venture 1, which is owned by majority investor Ivanhoé Cambridge alongside The Peel Group, Macquarie Asset Management and PLP senior management. We’re pleased to share that we have been appointed manager of a portfolio of five logistics assets in Finland acquired by Goldman Sachs from Inmark Asset Management. Leased to Posti Group Oyj, the state-owned delivery and fulfilment company with operations in Finland, Sweden and the broader Baltic region, the assets comprise at total of 134,000 sqm of space located in the dominant cities of Tuusula (part of the Helsinki metropolitan area), Tampere, Pirkkala, Oulu and Kuopio. Commenting on the acquisitions, Pontus Flemme Gärdsell, Head of Northern Europe at Cromwell Property Group, said: “Leased to a strong covenant, these assets provide an excellent investment opportunity in the Nordic logistics market. Successfully growing over the past 12 months the team has welcomed 77 new highly skilled and experienced members in all major capital cities across Australia and Singapore. As the largest dedicated Logistics & Industrial Capital Markets business in the country, their performance remained robust despite challenging market conditions. Throughout the year, the team has conducted transactions totalling $1.5 billion in industrial investments nationwide. Including the key highlights achieved as follows: • Largest portfolio transaction of 2023 (50% interest in the AIP Portfolio – $560M) • Largest individual asset sale of 2023 (Axxess Corporate Park – $315M) • Multiple long WALE transactions across four states totalling $240M+ • Only 100% QLD-based portfolio to transact (CapitaLand Portfolio - $73M) The team anticipates that 2024 will be a pivotal year for capital inflows into the Australian market, with an estimate of $45 billion poised and ready for deployment in the first half of the year.
