A recent survey across four major urban areas shows that close to 80% of respondents view brownfield regeneration as a positive force for improving their local environment. Harnessing this support will be crucial to unlocking housing delivery and growth through Government policy, which research has shown could bring up to 1.3 million new homes, 1 million jobs and £185 billion in GVA by 2035. A sincere thank you to MP Blake Richards for hosting MP Scott Aitchison, Shadow Minister for #Housing and Diversity and Inclusion, here in the #BowValley yesterday. MP Aitchison wanted to hear from our table some of the real challenges that we are collectively facing in the delivery of housing and its impact on greater #investment in the area. Excellent panel discussion at #UKREiiF on Creating Communities Through Brownfield Regeneration chaired by Liz Hamson. Martin Farrington spoke about the need for ‘dynamic patience’ when market conditions are not favourable. This is also an opportunity to focus on the long term vision and prepare for when markets recover. Martin also highlighted the importance of also finding tangible schemes to help move the city forward whilst shaping the longer term vision. A transport-led approach is key. Passengers at Leeds Train Station grew from 10m to 34m in 10 years, demonstrating how the growth of the Leeds economy has been enabled by the train station. City Leaders need to consider the needs of the 3rd quarter of the 21st century and transport infrastructure required to support this. Tom Stannard spoke about the journey of Salford and how the importance of strong and durable public and private sector partnerships, particularly when investing in brownfield sites that have marginal viability. Bespoke partnerships need to be created so that they are tailored to local drivers. Tony Brooks from Moda Living also spoke about the importance of collaboration between the public and private sector, creating partnerships that bring together the different skillsets required for Brownfield site regeneration. Philip Neil from Birmingham City Counil spoke about how Local Authorities need to extract more value from their assets and actively engage with the private sector to understand how they can derisk schemes so that the cost of capital can be brought down. Inter-connectivity within cities is also a real challenge but there is an opportunity to create distinct places within densely populated areas Angela Harrowing from the Cabinet Office spoke about the 10 year journey of One Public Estate and how the Brownfield Land Release Fund (https://lnkd.in/eq_w4G8H) has awarded £250m to 500 projects across the UK, helping to improve the viability of schemes on Council-owned land, and bringing forward 26,000 new homes. One site at a time… 🏘️ Last night, we secured committee support for 40 homes in the Green Belt! This decision won’t solve the housing crisis but is a step in the right direction. It’s also an example of the pragmatism currently being shown by St Albans City and District Council. Members know that new homes are needed in the area and understand the inevitability of using Green Belt land as part of the solution. While 40 homes in the Green Belt won’t grab many headlines, it is sites like this that are so desperately needed. It will be acquired by a medium-sized local housebuilder and built out within a couple of years. The proposals include 35% affordable housing and over £700,000 investment in infrastructure. Large, strategic-scale sites are great but these smaller ones really help too.
