  • Exciting progress is being made at King’s Road Park as the next phase of the masterplan receives the green light.   Our St William team has secured detailed planning approval for Phase 4, bringing 357 new homes and 1.9 acres of beautiful parkland and public open space to this growing neighbourhood in Hammersmith & Fulham.   Designed by Foster + Partners in partnership with landscape designers Gillespies, the approved plans include a pair of slender residential towers of 28 and 38 storeys and a seven-storey podium building. The new open landscape includes a new community park, public square, children’s play areas, walking routes, which is expected to create a biodiversity net gain of around 112%.   King’s Road Park is being created from a redundant 16-acre gasworks within the Fulham Riverside Regeneration Area. Once all phases are complete this new community will include over 1,800 homes, more than 600 of which will be affordable homes, 6-acres of public parks and open space and around 100,000 sq.ft of new commercial uses, which will support more than 400 permanent jobs.    A restored Grade II* Listed gasholder will be the historic centrepiece of King's Road Park, believed to be the oldest surviving in the world.   A big thank you to the many local stakeholders and fantastic design partners who helped shape this new part of London.   Find out more about Berkeley’s approach to brownfield regeneration: https://lnkd.in/eT8kFYMg   #HousingDelivery #UrbanRegeneration #SustainableCommunities #HeritagePreservation #AffordableHousing

  • The long derelict Stratford Gasworks is set for a new lease of life after our St William team achieved full planning permission from the London Legacy Development Corporation. The Section 106 legal agreement has now been finalised for this 2.2-acre site, which can now be transformed into a sustainable neighbourhood with 245 private and affordable homes in the London Borough of Newham. The development will now require Gateway 2 approval from the Building Safety Regulator before St William can make a start on site. The plans will open-up the former gasworks with a network of accessible landscaped spaces, including public squares, pedestrian and cycle links and a range of play areas for children and families. The landscape design includes a mix of natural habitats and newly planted trees, which are forecast to create a biodiversity net gain of more than 223%. And the site will be carefully connected to The Greenway, a 6km pedestrian and cycle route lined with rewilded natural habitats. The S106 agreement includes a £2.4m contribution to improving local infrastructure and services, including investment in primary health services, improving access to The Greenway and upgrades to the road network – particularly around Rick Roberts Way and Stratford High Street. A further contribution will be made through the Community Infrastructure Levy of around £2.5 million.   • Welcome to King’s Road Park, a new neighbourhood now taking shape in the heart of Hammersmith & Fulham. This long-derelict 16-acre gasworks site is now being transformed into a green and welcoming community with over 1,800 homes - 35% of which are affordable - along with more than 100,000 square feet of commercial and community space, including restaurants, bars, shops and offices. Just under half of the neighbourhood will be 6 acres of public open space, including a 2 acre park at the heart of the development, public squares, gardens, footpath and cycle routes. A restored Grade II* Listed gasholder will be the historic centrepiece of this carefully crafted landscape, believed to be the oldest surviving in the world. We welcomed our first residents earlier this year and look forward to many more arrivals in 2025 as we complete the first 128 affordable homes. There’s still a very long way to go on this hugely complex and long-term project.   • Long-term regeneration projects bring new training and job opportunities to the communities around them, but it takes real focus and commitment to make this work effectively at a local level. A partnership approach is key. At White City Living, our St James team works hand-in-hand with Hammersmith & Fulham Council, local schools, colleges, businesses, and community partners to ensure that the people of White City benefit from this 11-acre regeneration site. The result is a varied and locally focused programme, including tailored site visits for nearby school and college students, work experience placements, and apprenticeships. The outcomes so far have been very positive. Over 238 local residents have found new employment opportunities on-site, including 57 apprenticeships in trades, site management, and support roles. From site tours to work experience to careers workshops, the team have carried out 55 engagements activities with schools and colleges in the borough. Last week, this commitment came to life as 30 students from our longstanding partner, Fulham Cross Academy, attended An Audience with Professor Jimmy Choo OBE at the development. The event, hosted with JCA | London Fashion Academy, gave aspiring young designers a unique opportunity to engage with Professor Jimmy Choo. In an interactive Q&A, he shared his journey from studying in Hackney to designing for Princess Diana, highlighting the importance of respect, integrity, and equality. The session ended with a mini workshop where he demonstrated the basics of sketching and designing. Professor Jimmy Choo commented: "Working in partnership with St James to open our first pop-up gallery at White City Living created a dynamic space for creative collaboration and community engagement. It was such a pleasure to host the students from Fulham Cross School—they were so engaging, and I hope they were inspired by the creativity of our student designs on display. We hope this experience will broaden their artistic horizons and spark ideas for their own future design projects.” By collaborating with institutions like JCA | London Fashion Academy, we are creating platforms for creativity, learning, and growth—helping to shape the leaders and innovators of tomorrow. Once an isolated warehousing site, White City Living is set to provide over 2,500 new mixed-tenure homes alongside exciting spaces for businesses and the community to thrive.   • Our St William team are ending 2024 on a high, having reached the latest milestone in the Regent’s View on the Canal masterplan. We recently celebrated a topping out ceremony alongside the London Borough of Tower Hamlets, Gateway Housing Association, and architects RSHP, marking the completion of the first structural frame. What was once a disused gasholder site is now being transformed into a thriving new community in the heart of Bethnal Green. Designed by RSHP, the masterplan integrates the iconic Victorian gasholders and draws on the unique character of the area. This visionary design was recognised at the World Architecture Festival 2024 as the Best Future Residential Scheme. Upon completion the 4.5-acre site will feature 555 homes, as well as 45,000 square feet of commercial and community space set around a newly created 1.7 acre public park and canalside and new pedestrian and cycle routes. We’re also immensely proud of our partnerships, especially with Gateway Housing Association, which will take ownership of 84 homes on site and Streets of Growth, St William’s charity partner. Together, we’re creating a positive impact through initiatives like the Inspire Young Women programme, site tours, and careers insight days. So far, the development has already created 12 on-site jobs and 4 apprenticeships for locals.   • We are proud that our inclusive approach to apprentice recruitment has earned the ‘Candidate Assessment’ award at the IHR - In-house Recruitment Awards 2024! This marks our second win in apprentice recruitment this year, following our success at the London Build Expo’s London Construction Awards 2024. Our strategy, introduced last year, is designed to help drive social mobility, increase diversity and reduce unconscious bias from the process. We no longer use CVs and have adopted an anonymised application process which is blind to background, education, and experience. Instead, candidates are assessed on their performance in realistic, job-related tasks developed in partnership with ThriveMap. These assessments also give candidates a deeper understanding of our business and help them make more informed decisions about their future.   • We’re excited to announce the launch of a community café and cookery school at the Grand Union Community Hub, led by Taz Khan MBE and London's Community Kitchen. For the past decade, Taz has been on a mission to tackle food waste and hunger through his ‘zero waste, zero hunger’ initiative. Each week, London’s Community Kitchen intercepts 75 metric tonnes of food that would otherwise go to landfill, providing support to 25,000 individuals facing food insecurity. Set to open in early 2025, the new café at Grand Union brought to life by talented students from College of North West London as part of an employment training pathway. A cookery school will also open, providing regular workshops on healthy eating, budget cooking, and using fresh, local produce. In partnership with Grand Union Development Trust, Brent Council and St George, this project will create a fantastic new community space in the heart of Alperton and deliver lasting employment opportunities. Proceeds from the café will be reinvested combat food waste and hunger across London. This is another fantastic milestone for our Grand Union regeneration site, which is on course to deliver 3,350 homes (35% affordable) alongside 10 acres of public space, shops, cafés, restaurants, flexible office space, a health centre and Peapods nursery. This recognition highlights the positive impact of our Future Skills programme, which is bringing new talent into our industry and equipping them with the skills they need both now and for the future. As a member of The 5% Club, we are committed to having at least 5% of our workforce in ‘earn and learn’ roles. This includes apprentices, graduates and sponsored students in formal training for at least a year – with Berkeley consistently surpassing the 5% requirement to attain Gold status. Last year Berkeley employed an average of 150 apprentices and approximately 50 graduates, and was recognised as the top graduate employer in the Property and Housebuilding sector by TheJobCrowd.
