At the ULI #HousingOpp2024 Conference held in Austin this month, housing experts from across the country discussed their experiences and solutions to a variety of housing challenges. Although there has been some progress, affordable housing groups are still challenged with the financial flexibility to address changing needs as well as cover ongoing social services while also maintaining robust community engagement to keep neighbors informed about housing developments. The role of our housing authority’s is the allocation or resources received from the constituents. Conversely, the role of business in a capitalistic society is the financial gain of the stakeholders. Until private business sees the problems that face our society as a threat to their ability to achieve that end, they will create solutions to isolate the problems from view. Policy needs to reflect an inclusive approach to alleviating our issues. Some of the greatest minds in the world are probably living on the streets. How do we organize a way to ask their thoughts on the issue, instead of instituting policy that increases tensions between private and public sectors through quid pro quo zoning ordinances and lackluster financial incentives?

CIH Cymru suggests that removing the stigma associated with social housing could help address the shortage of it in Wales. Opposition stemming from this stigma has seriously delayed a number of social housing developments and can interfere with delivering units where they're needed most. Community engagement can help address this and identify areas most in need of particular forms of housing. Rural enablers will play an especially important role in changing attitudes, with the eventual goal of streamlining the development process. We're excited to highlight the growing importance of Health Impact Assessments (HIAs) in urban #planning and #development. Recent findings show that 64% of local authorities in England that have updated their local plan since 2023, now require HIAs for certain projects. This emphasises the role of health in creating higher #socialvalue communities. An excellent example is Ashfield District Council's new local plan, which includes a policy mandating HIAs for developments of 50+ dwellings, as well as a whole policy dedicated to creating social value.
