Led by Professor Nicole Gurran from the Sydney School of Architecture Design and Planning, and former Labor senator Doug Cameron, the commission hears from affected citizens today. Solutions are urgently needed to ease housing stress. The People’s Commission into the Housing Crisis is bringing attention to one of the biggest problems of our time and providing people a platform for people to share their stories and solutions. It is crucial for state and federal governments to listen and take action. A final report that includes key findings is expected mid-year.

Lack of affordable housing options has reached critical levels in Washington communities, according to a recently released Five-Year Housing Advisory Plan from the Affordable Housing Advisory Board. The report highlights the need for action, confirming estimates from another report last year that details the state must add over a million new homes within the next 20 years to meet current need and accommodate population growth. The Housing Advisory Plan includes profiles for each county to provide local insights, over 50 key recommendations, and stories to highlight the impact on families and individuals facing housing insecurity. "This report describes the housing challenges resulting from investments in affordable housing not keeping pace with Washington’s dynamic growth," said Tedd Kelleher, Commerce's Housing Policy Manager. A good read. There are many factors that go into creating great communities, and maintaining a quality standard of living that is attainable for ALL - from the service worker, to the teacher, to the business executive. While some may view affordable housing as only a social issue, there are also clear economic benefits of affordable housing. According to a study from the Joint Center for Housing Studies at Harvard University, increasing the supply of affordable rental homes adds between $1.2 billion and $2.4 billion annually to local economies across America’s metropolitan areas. There’s no doubt that housing policy is going to be a key battleground in the next General Election. The UK’s current housing crisis can be largely split into the haves, and the have nots, and for too long we have operated in a local environment where those that already own a home are often the voices that shout loudest in opposition for new housing delivery. This polarisation was laid bare again recently by new research revealing that two thirds of people aged 25-45 living in London would support ambitious housing policies. 65% of the same people believe they’ll never own a home in London. Such findings mean the absence of housing initiatives in last week’s Kings Speech was a real disappointment. At Stonebond's recent All About Housing event, our expert panel members were unanimous in their belief that Sir Keir Starmer is showing greater housing ambitions than we have seen for many years. Whilst we welcome that ambition, it must quickly turn into a practical policy response and more new homes actually being delivered on the ground rather than just endless talk of further changes in the system or over complex solutions such as new towns which are likely to take a decade or more to get underway. Local planning authorities desperately need more resources and increased capacity which could quickly be found by the increased use of planning and other private sector consultants. If more land is released for new homes, it must be immediately implementable and in a way that optimises speed of delivery. Providing greater housing choice across multiple tenures that meets the needs of multiple generations is crucial to changing the status quo. Building mixed-tenure communities means the output of new housing is far greater, and as an industry we have an obligation to make sure younger generations do not give up on their dreams and aspirations for having a home of their own.

Can New Housing Supply Mitigate Displacement and Exclusion? - PDF: https://lnkd.in/gWxhnncu The housing affordability crisis is exacerbating displacement and exclusion in built-up urban neighborhoods. Although new housing development might help, it faces local opposition. Researchers have struggled to inform this debate because of data challenges, so we constructed a unique database on construction and household-level mobility to determine how development affects displacement and exclusion in the subsequent 5years in Los Angeles (a typical coastal “hot market” in California) and San Francisco (the extreme “superstar city” case in California). We found that developing new market-rate housing generally helped slightly to alleviate both displacement and exclusion pressures for low-income households in Los Angeles and helped increase in-migration into weaker market neighborhoods in San Francisco. But particularly in the hottest markets, the new market-rate units could fail to spur low- and moderate-income households’ in-migration and exacerbate their out-migration. Likewise, the positive impacts of the new market-rate units may fade over time. Subsidized housing generally mitigated both exclusion and displacement slightly in most markets. Future research should examine long-term effects in a variety of contexts, controlling for the role of housing policies such as rent stabilization. Takeaway for practice: Market-rate housing development may help alleviate rent pressures locally and regionally, but it is not sufficient to address displacement and exclusion at the neighborhood level. Because new production helps to mitigate displacement and exclusion in some contexts but exacerbates it in others, planners need to understand the market and neighborhood context for development. In addition to supporting more market-rate and subsidized housing development through zoning and fiscal tools, planners should implement complementary policies such as housing preservation and tenant protections.
