Auction Over Private Treaty: After 15 Years in Private Treaty Sales, I've Picked up the Gavel and Eliminated the Hassle - Here's Why You Should Too I entered the private treaty market as a fresh-faced 18-year-old, and its the only method I've ever known. However, selling a property through private treaty can be a long and grueling process and with thousands of transactions under my belt, I can speak from extensive experience GetAgent reports that the average transaction period for a three-bedroom house in East London is a significant 201 days, which translates to approximately 28 weeks or a staggering 7 months https://lnkd.in/eAhpNzvg And that doesn't even take into consideration the ongoing price negotiations following the survey, inquiries, and most surprisingly, just prior to exchanging contracts In an auction, contracts are exchanged immediately after the gavel falls, with completion within 20 working days. This streamlined process eliminates the stress of prolonged transactions and secures the price as soon as the hammer drops "But Auctions are just for distressed and cheap freehold properties and you don't get top end value" I used to believe that statement too... but my personal experience has shown that its no longer true. If you're aiming to achieve true market value, auction is the only way to go In our previous auction, we had a residential property in Hackney that local private treaty agents valued at £650,000. We set a guide price of £500,000 plus and ultimately sold it for £870,000 That's the beauty of a bidding war, it will find the true market value, and after experiencing it firsthand, I can't believe I didn't get into the auction market sooner!!!
