The iconic Metrocenter mall is being demolished, paving the way for an exciting urban village development called The Metropolitan. Developers revealed plans for this mixed-use, transit-oriented project, which will feature: ⪼1,200–2,000 housing units (a mix of rentals and townhomes at various price points). ⪼140,000 sq. ft. of retail space, separate from residential buildings for a unique layout. ⪼A rooftop public parking garage with amenities like pickleball courts, event spaces, and restaurants. ⪼Ground-level attractions, including desert landscaping, splash pads, plazas, and spaces for events like farmers markets and movie nights. The development, which integrates a light-rail hub, aims to honor the legacy of Metrocenter while creating a vibrant, community-focused space. Developers are also in talks to acquire the former Sears site, which could expand the project’s footprint and add high-density housing. Timeline: Demolition will take 10–12 months, with roads, utilities, and infrastructure slated for completion within two years. The entire project is expected to be completed in 3–4 years. Being a fan of architecture this is a subjective opinion . While functionality and the need to integrate modern technologies and layouts are definitely important, I would have gone with a more thoughtful approach where preservation of the previous buildings facade was chosen. Interestingly, if this were a private home in a village, proposals to replace it with a modern design would likely face much stricter planning restrictions. M&S is getting it in the neck after Deputy Prime Minister and Housing Secretary Angela Rayner gave approval to demolish and redevelop its flagship Oxford Street store. Three buildings will be demolished, including Orchard House, an attractive 1929 Art Deco building on the corner of the UK’s most famous shopping street, by Marble Arch in London. M&S submitted a planning application to rebuild the store as a modern nine-storey building housing a retail space, cafe, gym, and office. The application was dogged by court cases and opposition from heritage and sustainability experts, culminating in then-housing secretary Michael Gove stepping in and eventually refusing the application in July 2023. On Thursday, Rayner granted permission for the building’s demolition and reconstruction, ending a fierce three-year planning battle. M&S can now get on and build their flagship store and office space, which the retailer says will safeguard 2,000 jobs and act as a global standard-bearer for sustainability. I’m torn with this decision. On one hand, I’m pleased to see Angela Rayner stepping in again to remove a blockage in the planning system preventing significant new development from coming forward. On the other, it’s a shame to lose the Art Deco building on aesthetic grounds and the negative environmental impact of demolishing and building anew. Over to you; what do you think?

Leading tile industry supplier snaps up the last spot at Prologis Park Pineham in Northampton Prologis UK, a leading investor, owner and developer of logistics property, announces a new lease with Pro Tiler Tools, part of Topps Group, a leading supplier of high-quality tiles and tiling equipment, for DC2 at Prologis Park Pineham, in Northampton, bringing the park to full occupancy. Following a comprehensive refurbishment, the nationwide brand has signed a 15-year lease to use the unit as a base for future growth plans. The refurbishment was designed with sustainability and operational efficiency in mind, raising the 138,192 sq ft, distribution centre to an EPC A rating. The finished space features LED lighting, a fully-electric office, EV parking, rainwater harvesting whilst the roof is already futureproofed for solar PV. The high-specification building is equipped with 12 dock doors, two level access doors and a clear internal height of 12.5 metres, and is due to be fitted-out with racking through the Prologis Essentials platform. Ash Patel, Head of Property at Topps Tiles, said: “Finding the right partner and location was key when looking to expand our operations, and Prologis and their Pineham Park was just that. Being close to our existing operation for our staff, whilst also having the prime distribution location by J15A M1 perfectly meets our logistical and operational needs. The oldest buildings are the most sustainable buildings, and a very satisfying part of our work is being able to give an old building a new purpose and lease of life. Especially when it’s a distinctive brutalist building like this one in Sheffield city centre. Sheffield is known for its brutalist landmark buildings, such as Park Hill, the Moorfoot building, and the Moore Street electricity substation. Division House, the former Westfield offices on Division Street, is not as well-known, but it is a little brutalist gem. Working on behalf of our client MCR, we converted this building from offices into 39 residential apartments whilst retaining the ground-floor retail units on this popular city centre street. The things I particularly like about this scheme are: 🏘️ More new homes in the city centre 💰Local businesses occupy ground-floor spaces, supporting local commerce and activating the street. 🏢 Sheffield is known for its brutalist architecture, so the retention of this building contributes to local identity and distinctiveness. ✅ Breathe new life into a building whose former use had become obsolete, securing its future for many decades to come. 🏬 A good example of mixed use ‘gentle density, buildings ranging between 3-7 storeys. ♻️ Reusing the existing structure was a more sustainable alternative to demolition and the construction of a new building on the site. Division House is a project that can help bring new life into urban centres, and it is a classic example of our work.

If you hated the renovation and reconstuction of the North Ave bridge at the river, just wait for the Chicago Ave bridge! This location is going to change dramatically in the next 1-2 years with the multiple developments about to break ground. -Bally's Casino is going to go up on the west side of the river as well as 4 mid-rises and a river walk and boat slip. -Onni Group is building on the old Greyhound Bus Station site at 901 N Halsted. Split into four phases, the proposal will produce up to 2,650 residential units, office space, retail space, and a hotel. 1,470 parking spaces will be located on site, but mostly underground. 20 percent of the units will be designated as affordable and be located onsite, interspersed between buildings and unit types. South of the Chicago Ave bridge, between Ohio & Chicago Ave and Halsted St and the river are 4-5 proposed high-rises. Transforming Bishop’s Stortford: Cityheart and East Herts Council Forge Ahead with Town Centre Redevelopment Cityheart, a leading specialist in housing, regeneration, and placemaking, has entered into a landmark development agreement with East Herts District Council to revitalise the 4-acre Old River Lane site in Bishop’s Stortford. This partnership marks a significant milestone in creating a vibrant mixed-use town centre development. Appointed as the preferred development partner in 2019 following an OJEU-compliant procurement process, Cityheart will now focus on finalising a detailed masterplan for the site, which is fully owned by East Herts District Council. The redevelopment will blend residential, commercial, and retail spaces, with ground-floor retail and workspace units integrated into the residential blocks. The plan also includes essential infrastructure such as car parking for residents and office workers and a new internal road to ease traffic flow on Old River Lane. This road, accessible from Link Road, will also provide enhanced access to the existing Waitrose car park. To ensure the development harmonises with the surrounding historic environment, including the nearby Waytemore Castle Mound, Cityheart is collaborating with its design team and local planning authorities.
