Driving value looks different on every project, and we wanted to share our recent work with Iris Capital on the redevelopment project at 67 Hume Highway, Chullora. The site included an existing pub, which posed a unique challenge requiring careful coordination apart from the proposed residential area. We completed a thorough engineering options analysis, and within just three days, we delivered an optimised plant and servicing strategy, reducing the typical timeframe by several weeks. The site’s complexity, with multiple buildings at various stages of development, posed significant challenges for the engineering design. Because Neuron could handle 80% of the design within the first few days of the project, our team spent their time on the "fun stuff", which for us is innovative problem-solving and collaboration with the project team. PAWTUCKET REDEVELOPMENT AGENCY, IN COORDINATION WITH THE CITY OF PAWTUCKET, SEEKS DEVELOPMENT PROPOSALS FOR THE DOWNTOWN GATEWAY PROJECT The Downtown Gateway Project Contains the former “Apex Pyramid” and “George’s Games” buildings PAWTUCKET - The Pawtucket Redevelopment Agency (“PRA”), in coordination with the City of Pawtucket, seeks development proposals for the Downtown Gateway Project. This is the next step in the continued effort to redevelop approximately 20 acres located in the Pawtucket Redevelopment Area. It seeks to build upon over $150 million in public/private investments made in recent years. “The downtown area of the City of Pawtucket is truly transforming before our eyes,” said Mayor Donald R. Grebien. “We are truly excited to begin receiving proposals for roughly twenty acres of land, known as the Downtown Gateway Project. This area will truly complement the Tidewater Stadium, Landing area, and pedestrian bridge that are already under construction. We look forward to seeing what is presented to us.” Proposals are being sought to develop – all or in part – the following parcels: 46 Main St. 10 School St. 33 Main St. 101 Main St. 100 Main St. Broadway - Plat 22 68 Broadway Given the relatively open nature of this RFP and the opportunities contained within this process, the solicitation and selection process will be flexible. The PRA intends to identify thoughtful, capable, and proven respondents who can help implement the overall vision and help catalyze the redevelopment of the overall area by doing the following. Revitalize the Downtown Gateway by replacing current vacant, underutilized, and blighted buildings and land areas with active uses – built for the decades to come and to reflect current and recent local investments. Establish a framework for investment, economic development, and job growth. Complement downtown, the newly established Tidewater Landing development, soccer stadium, and other new investments. Connect to existing amenities and infrastructure including the Slater Mill, parks, and the Riverfront. 'KCAP's Nelson Housing in Amsterdam Published in Architectenweb' #KCAP is proud to share that at the end of November, in #Amsterdam Southeast, construction officially started on one of our new projects, named #Nelson. Set to include about 400 affordable new homes with lively plinths; Nelson is a synergy between city and the adjacent green heart of Southeast. At Anton de Komplein and the Nelson Mandelapark, it is part of the larger 'Nelson' urban plan, also by KCAP. This ensemble of five buildings, strung around an existing sports centre, will reshape this urban space, and thereby 'complete' the enclosure around the square, and create a front to the park. This building of the project, which began construction in November, was designed in collabroation with Atelier van Berlo, for developer Synchroon. The building was recently published in Architectenweb; the most widely read digital Dutch publication covering architecture within the Benelux region. Transforming Bishop’s Stortford: Cityheart and East Herts Council Forge Ahead with Town Centre Redevelopment Cityheart, a leading specialist in housing, regeneration, and placemaking, has entered into a landmark development agreement with East Herts District Council to revitalise the 4-acre Old River Lane site in Bishop’s Stortford. This partnership marks a significant milestone in creating a vibrant mixed-use town centre development. Appointed as the preferred development partner in 2019 following an OJEU-compliant procurement process, Cityheart will now focus on finalising a detailed masterplan for the site, which is fully owned by East Herts District Council. The redevelopment will blend residential, commercial, and retail spaces, with ground-floor retail and workspace units integrated into the residential blocks. The plan also includes essential infrastructure such as car parking for residents and office workers and a new internal road to ease traffic flow on Old River Lane. This road, accessible from Link Road, will also provide enhanced access to the existing Waitrose car park. To ensure the development harmonises with the surrounding historic environment, including the nearby Waytemore Castle Mound, Cityheart is collaborating with its design team and local planning authorities.
