Retail is back! The sector has passed its pandemic- and e-commerce-inspired malaise to become one of CRE's most interesting opportunities, argues Michael Chen of Madison International Realty in his AFIRE POV Interview. “I think [retail is] actually hitting an inflection point today,” Chen said. Retail’s resurgence has a lot to do with remote work, according to Chen. “People [need] places to get coffee, maybe even having lunches,” Chen said, “All that creates a great dynamic… [It’s a] fundamental [rule of] real estate: follow where the people are and go where there's not a lot of supply and… you can do okay.” Watch the full interview: https://lnkd.in/gQ7iP87b 00:00 Introduction 00:11 What are some misconceptions about the health of the retail market? 00:48 How does retail’s market outlook differ from other real estate sectors? 01:08 How has the retail market prevailed over time? 01:45 What factors spurred demand for retail space? 02:18 Where are the top performing retail markets in the US? #ecommerce #retail #commercialrealestate #urbanareas

What happened to New York City real estate last week? Last week in Manhattan, there were 18 contracts signed at $4 million and above, 8 less than the previous week. Condos outperformed co-ops with a ratio of 14 to 2, and 2 townhouses were also part of the transactions. Noteworthy: The 31% decrease in total signed contracts last week marked the luxury market's first dip below 20% since early January when 17 deals were finalized. With April being historically robust, there's reason for apprehension. For instance, during the same week in the previous years, 26 contracts were signed last year, 41 in 2022, and 47 in the corresponding period. Stay tuned! Dark Store Theory suggests assessing thriving retail properties as if they were vacant or "dark." This approach compares them to empty properties, considering potential alternative uses like vacancy or abandonment. Proponents argue for basing assessments on the property's market value, providing a fresh perspective on property valuation. Read more here: https://lnkd.in/gDPwAfsw #darkstoretheory #propertytax
