We’ve found there's capacity for up to 320,000 new homes on #brownfield land in the North. And that £4.2 billion funding over 10 years is needed to prepare this land for new homes. This will help the Government deliver its ambitious housing plans and will play a part in finding homes for the 420,000 northerners on housing waiting lists. However to unlock these benefits Government brownfield funding must be: • Devolved not delegated to give combined authorities more flexibility to identify local priorities. • More flexible with funding requirements so that areas most in need of regeneration are not losing out • Longer-term, so more complex sites don’t miss out • Supported by increased capacity in local government and combined authorities. Brownfield land is an important part of the UK’s housebuilding programme. The CPRE’s 2022 ‘State of Brownfield Report’ shows that the availability of previously developed land continues to grow across England. More than 1.2 million homes could now be built on 23,000 sites which cover more than 27,000 hectares of brownfield. In 2023, the UK Government released a further £60m capital grant funding via the second phase of the Brownfield Land Release Fund (BLRF2), a cross-government initiative between the Department for Levelling Up, Housing and Communities (DLUHC) and One Public Estate (OPE) which is delivered in partnership by the Local Government Association and the Cabinet Office. Great comment from the Northern Housing Consortium on the use brownfield sites for affordable #newbuild housing. There is no doubt that the development of brownfield will bring many benefits however, the sites are "brown" for a reason and therefore #affordable housing developers need access to genuinely open sources of funding to de-risk brownfield sites that are open to all affordable housing developers. Let's hope we see the potential of brownfield sites unlocked with smart, intelligent funding programmes where additional support can be channelled into making brownfield sites viable so that we can bring forward high quality affordable housing and turn those urban wastelands into thriving communities. Once an abandoned hospital site, the Village at Traverse City Commons is now a vibrant community with housing, shops, restaurants and trails. A $3 million investment from EGLE’s Brownfield Redevelopment program helped turn this site into a thriving space, supporting nearly 600 jobs! Since 2019, EGLE has provided more than $151 million in brownfield grants, loans and incentives to 359 sites across 50 communities, supporting over 19,229 jobs and $7.3 billion in private investments. Consultation by Department for Levelling Up, Housing and Communities launched today #POS #Planning #Brownfield #development closes 26 March consultation includes; 1) Changes to national planning policy to give significant weight to the benefits of delivering as many homes as possible and take a flexible approach in applying planning policies or guidance relating to the internal layout of development. 2) Changes to the way the Housing Delivery Test operates in the 20 towns and cities subject to the uplift in the standard method. This would introduce an additional presumption trigger where their Housing Delivery Test score falls below 95%.
