𝗪𝗵𝘆 𝗣𝗹𝗮𝗻𝗻𝗶𝗻𝗴 𝗠𝗮𝘁𝘁𝗲𝗿𝘀 𝗶𝗻 𝗜𝗻𝗳𝗿𝗮𝘀𝘁𝗿𝘂𝗰𝘁𝘂𝗿𝗲 𝗗𝗲𝘃𝗲𝗹𝗼𝗽𝗺𝗲𝗻𝘁 Infrastructure development plays a critical role in shaping our cities and economies, but when it's done without careful planning, the results can be disastrous. From roads and bridges to residential projects, skipping key steps in the early stages can lead to wasted time, inflated costs, and even environmental damage. One area that often gets overlooked is land surveying. It’s easy to assume we can jump straight into construction, but without accurate surveys, we risk misaligned buildings, legal boundary disputes, and infrastructure that doesn’t suit the land. For example, poorly surveyed land can lead to projects built on unstable ground, causing long-term structural issues or even safety hazards. A zoning ordinance that governs your subject property should be interpreted practically. An ordinance provides requirements & guidelines that dictate how land can be used, as well as size & conditional constraints. Practical interpretation means looking beyond the jurisdiction's written rules. Factors like site conditions, constantly updating DEP stormwater regulations, utility capacity, improvement feasibility, & other outside agency requirements affect a project's yield as well. Considering these factors, a concept plan that satisfies all regulations may not reach the as-of-right density allowance without pursuing a variance(s). This means that despite adhering to the zoning regulations, practical limitations like site conditions, infrastructure capacities, & requirements from other agencies may restrict the project's yield, making it impossible to achieve maximum allowable density without seeking variances. Having a holistic approach in evaluating land's value enables stakeholders to set forth accurate & realistic expectations. This saves significant time & speculation in disposition for the Seller, as the Buyer can complete their Due Diligence process more efficiently, while also utilizing any completed engineering work or insight. #Land #Development #CRM
