Spiraling Gardens in the Sky To Circle Proposed $1 Billion Hollywood Office Tower Design Firm Behind the Gherkin and Apple HQ Plans Distinctive Approach to Connect Workers to Outside Since the COVID-19 pandemic closed U.S. workplaces four years ago, there's been a growing desire to incorporate more outdoor elements into office designs. Foster & Partners, the architecture firm behind iconic buildings like Apple’s headquarters and the Gherkin in London, has unveiled a solution with a proposed $1 billion office tower in Hollywood. The Star, designed by Foster & Partners and planned for 6061 Sunset Blvd., features garden-covered balconies spiraling from the ground to the top of the 22-story building. The design aims to serve as a modern landmark in Hollywood, catering to the demand for a stronger connection to nature in corporate settings. The project, spearheaded by local developer Maggie Miracle, replaces an earlier design by MAD Architects. It includes naturally ventilated floors with external garden terraces and incorporates sustainable features like low-carbon concrete and passive heating and cooling systems. Although awaiting approval from the city of Los Angeles, Miracle expects construction to start in 2026, with completion estimated for 2029. The Star, though not directly on the Hollywood Walk of Fame, is close to a segment of the famous sidewalk. If realized, it will join other notable LA landmarks like the Walt Disney Concert Hall and the Getty Center, furthering the trend of incorporating outdoor spaces into office buildings that gained momentum during the pandemic. More Zuidas Buildings Zuidas is becoming a designer's paradise. Just across steps from Rafael Viñoly Architects's Mahler 4 office tower and MVRDV's new Valley multi-family residential, 3XN/GXN has designed this beautiful 15-story office tower. Sustainability is built into the design. Built principally with mass timber, each of the lower floors opens out onto large decks with blossoming flowers to increase pollinators. The upper floors include portable elements to enable tenants to alter their spaces easily without major tenant improvements. This really should be the standard for urban architecture. The transformation of Zuidas from a nascent business district in the 1980s to a vibrant architectural marvel today is truly remarkable. Once envisioned as the financial heart of Amsterdam, Zuidas has fully blossomed into a dynamic urban landscape, seamlessly blending cutting-edge design with functional elegance. This district now stands as a testament to visionary planning and architectural innovation, embodying the spirit of progress and modernity. The skyline, adorned with impressive structures, not only enhances the city's aesthetic but also reinforces its status as a global hub for business and culture. Nice piece in the Architecture Today. An interview with Laura Davies from the White Arkitekter London Office about our recently completed #retrofit office space, designed to maximise the #reuse of furniture and support the #circulareconomy. Through this approach we managed to achieve 80% reuse on the CAT B fit out and saved money. When considering reuse opportunities in both CAT A and B our calculations show that this approach has the potential for significant carbon savings in the commercial fit out sector. Instead of demolishing the old building, it was decided to reuse its potential, which is in line with sustainable development. First of all, the building was made more ecological by planting plants on the roof and terrace. The building also has systems for collecting rainwater, which is later used to flush toilets. Additionally, the spaces have been designed in a user-friendly way: special relaxation zones have been added on the stairs leading to the roof, from which there is a view of Berlin. Interested? “Older, prewar buildings are generally easier to turn into homes than newer skyscrapers. That's because buildings constructed before air conditioning generally have smaller floor plates, with building interiors no more than 25 or 30 feet from windows that can open. Newer buildings often have deeper floor plates and windows that don't open, which can make conversion tricky since residential buildings need light, air, and bathrooms all over.” And we wonder why people hate working in cubicle farms?? So maybe these older buildings are better constructed than new apartment buildings? But how much will rent be after the major conversion? And what will be the remaining useful life of a rehabbed 60-year-old commercial building? What will it cost to maintain going forward?
