Lesson learned: Soft branded hotels This property that we just sold was a well known independent property in the capitol of SD - Governors Inn Pierre. In 2022 the owner entered an agreement with Wyndham for a soft branding to Governors Inn a hotel by Travelodge. This decision translated into a 20% increase in revenue, year one. At the point of sale revenue increased by over 30%. The property ultimately sold, above list, to one of our long term clients who also happens to be on of the most active investors in this, seemingly, turbulent market. The unique part is that, this buyer had never heard of Pierre previously… After multiple conversations, tours, and the rapidly increasing revenue, the decision was easy. Royal Victoria Hotel and Royal Victoria Gardens Built by the Bahamas Government in August 1861, it was the first luxury hotel in The Bahamas. It became the centre of business and social activities during the American Civil War and bootlegging during the days of American Prohibition. During the Civil War in The United States between the North and the South, Nassau experienced a boost to the tourism industry due to the blockade runners and affluent Southerners who wished to exchange goods. This boost to Tourism caused a need for hotel accommodation. In 1861, a high-quality hotel located in Nassau (which became the famous Royal Victoria Hotel) was opened after the government financed its construction at a cost of 25 thousand pounds. Hence, in 1861, The Royal Victoria Hotel was opened. British Army Surgeon Major Bacot, writing in 1869, pointed out that the island's climate and "healthiness" made them ideal for tourists. The Bahamas receives 500 tourists a year. With the increase in hotel inventory, there was now a great need to attract tourists to fill the rooms, and the Bahamas Tourist Industry was born.
