The value is created through cosmetic and functional improvements. • Development: Involves buying land or dilapidated property, often demolishing existing structures, and building new properties or significantly redeveloping them. The value is created through construction and more extensive design or rezoning. 2. Capital Requirements • Both require significant upfront capital to acquire the property or land, finance renovations or construction, and cover holding costs. • Investors in both often use a combination of personal equity and loans to finance their projects, which makes understanding financing strategies critical in both flipping and development. 3. Risk and Reward • Both involve a balance between risk and potential reward. The risk is linked to market conditions, cost overruns, and changes in demand. • Flipping: Shorter-term risk, as the aim is usually to sell quickly after renovations. • Development: Higher risk due to longer timelines and greater complexities (e.g., zoning, permits, environmental impact), but with potentially higher profits. 4.
