Many brokers overlook the details… BUT here's why they matter: In 2017, I was entrusted by a private REIT with the task of selling a 10,000 SF multi-tenant retail center in Oak Brook, situated on one of Chicagoland's premier retail thoroughfares. The property was occupied by three tenants on net leases, in a Class-A quality building & location, and anchored by two national tenant brands. Sounds like a layup, right? Not quite. Despite the deal's strong investment attributes, it presented complexities. The anchor tenants' leases only had a few years left of term, and 80% of the income was tied to these leases. Moreover, a newly signed lease to a regional tenant paid significantly lower rent. To navigate these challenges, I spoke with the leasing team and meticulously reviewed each lease agreement and its amendments, uncovering insights into tenants' behavior and long-term commitments. For instance, despite substantial rent payments, the primary long-term lease had been renewed without renegotiation attempts. Additionally, a comparative analysis of similar spaces in the market revealed untapped potential for re-leasing the best corner space. Similarly, examining the second tenant's lease agreements revealed their long-term commitment and absence of exercising a termination option. This commitment was also supported by insights from their recent $200K investment in store renovations, knowledge I obtained through my existing relationship with the tenant rep. By incorporating these DETAILS into the sales narrative, I instilled confidence in an out-of-state buyer. They recognized the long-term stability of the property beyond the immediate lease expirations. This attention to detail ultimately facilitated a successful closing, achieving just under $650 per square foot and 98% of the list price. Best yet — all tenants remain in place to this day. What did we learn? This example underscores the importance of investing time, energy, and effort into examining the details and understanding the story behind each deal. Great news for those high streets. Adapting store formats to suit smaller local markets is definitely the way forward. We all know that the more touch points customers have with a brand, the more they’re likely to spend overall. A curated range in a small store format on a demographically aligned high street is a win win and a great strategy for growth. It’s also a great strategy for the town - you can bet that once a small format The White Company store opens, other brands with a similar aspirational niche will join them. Christa Huffstickler, founder and CEO of Engel & Völkers Atlanta, told Atlanta Business Chronicle the brokerage is absorbing existing Engel & Volkers territories in Buckhead and North Fulton. It is also opening a new shop in Sandy Springs, where in recent years its client base has been shifting. Who's leading the markets: Huffstickler will take over the Buckhead market. Sam Morgan , director of sales for Engel & Völkers Atlanta, will become managing broker of the North Fulton office. Morgan has over two decades of experience in Atlanta real estate. The Sandy Springs shop will be led by top producers Matt LaMarsh, Christin Coffin and Kristen Skebe. The moves also follow Engel & Volkers Atlanta’s recent expansion to Blue Ridge, giving it a market reach across the mountains to North Carolina, Huffstickler said. Blue Ridge has been one of Georgia's hottest housing markets tracked by American City Business Journals, the company that owns the Chronicle. Scott Askew, an industry veteran and past president of the Atlanta Board of Realtors, is the qualifying broker over all offices. How it's growing Engel & Volkers Atlanta has been in expansion mode. Last year, it ranked No. 22 based on $644 million in gross residential sales volume out of its Atlanta territories, according to Chronicle market research. It ended the year with 140 sales agents, but that number has climbed to over 200 today, Huffstickler said. It has hired aggressively, including talent laid off in other industries, to build its support teams. Many of those new hires have joined in marketing and design, a strategy to support the sales agents and build the brand, said Huffstickler, who established the brokerage six years ago. Anthony Hitt, president and CEO of Engel & Völkers Americas, said Huffstickler has positioned the brokerage for growth across metro Atlanta. While home values soared in the wake of the pandemic, the market has cooled over the past year. Rising mortgage rates and economic uncertainty were to blame. Even so, home values remain much higher than they were before the pandemic.
