As of April, 7 Brew had 217 stores. Of these 217 stores, 36 have traded in the past year and 53 are currently listed. (Shoutout to Michael Watson for this data) This means that an incredible 41% of 7 Brew’s current stores have traded or theoretically will trade in the coming months. Part of the cause for this backlog in inventory of roughly 14-16 months is the fact that many of these deals on market have rents that seem impossibly high for a 510 SF modular build. So how are these rents sustainable? 7 Brew’s Prime Costs are very low, with most “stands” operating somewhere around 50%, achieving an incredible EBITDA margin of 22+% This allows 7 Brew to pay some fairly aggressive rents (10%+ of sales) and still maintain a thriving business. This is another example of why EBITDAR coverage is a better indicator of unit level health rather than the often used rent to sales ratio.

NOT SO FAST... While we applaud any effort to increase access to fresh produce, dollar-model stores are one of the drivers of food desert creation in the rural US. That being said, to claim that Dollar produce departments are comparable to a grocery stores is somewhat misleading. Beyond access to fresh and locally sourced produce, independent grocers hire at a greater rate, invest in their local communities at a higher rate and offer more meaningful relationships to small business partners. How often do we see Dollar General donned on the jerseys of the hometown youth sports team? Dollar General Corp. opened its 20,000th store at its DG Market location in Alice, Texas, on Feb. 24. This comes on the heels of the announcement last month that more than 5,000 Dollar General stores offer produce, providing more individual points of produce distribution than any other U.S. mass retailer or grocer. Several hundred 7-Eleven stores across North America are closing, the convenience store chain announced. The company’s CEO reported in an earnings call on Thursday held by Tokyo-based parent company Seven & I Holdings that it’s shuttering 444 “underperforming” locations, citing inflation pressures, slowed traffic, a decline in cigarette sales and a shift in consumer appetites. The closures amount to 3% of the chain's total of more than 13,000 stores in the U.S. and Canada.
