Tallawong Village is a major residential development in north west Sydney, adjacent to Tallawong Metro Station - delivering housing close to transport and amenity. We've been working with Deicorp to complete an independent analysis of the economic, social and environmental benefits of the 987-unit Tallawong Village project. While the the benefits to delivering housing - a critical issue for communities is clear - we also demonstrated how residential development drives economic activities and has direct and flow-on effects in other parts of the economy. The analysis showed that projects such as these have deep, important and ongoing benefits for NSW. Two suburban residential sites in Tengah and Dairy Farm Walk saw modest interest and cautious bids as government land tenders closed. Developers remain conservative amid high construction and financing costs, economic uncertainties. Despite robust new home sales in Q4 2024, developers appear to be holding out for more attractive sites like Bayshore Road, Chencharu Close, Hougang Central, and Telok Blangah. Huttons Asia’s Yip added: “Faced with high costs, developers are mindful to keep their land bids reasonable, so that they can maintain an attractive selling (price) to buyers.” Developers are also likely to continue forming consortiums to jointly bid for GLS sites and “spread the risk”, he said.
