Expo Real 2024: A Call to Focus on What Really Matters – No Looking Back, Only Forward
For far too long, the real estate industry has been stuck in the past. This is becoming alarmingly clear once again in the run-up to the next Expo Real. Countless discussions are being held about whether this or that framework condition needs to change for the real estate market to regain momentum. Or: which laws should be amended or introduced to pull the sector out of crisis mode?
While there may indeed be some helpful ideas and important external measures among these discussions, I find they often distract us from what truly matters: now, more than ever, it is up to us as real estate players. We must be bold, resilient, optimistic—and take action. There are plenty of opportunities in every area.
What are we waiting for? Further interest rate cuts, new housing laws, Building Type E, higher subsidies, an economic boom, the end of the war in Ukraine, the outcome of the US elections, clarity on government policy, the next federal government, or even some form of agreement at the EU level? The list could go on endlessly—times are uncertain, after all. But none of these factors are within our control. What will we do if these improvements and decisions are delayed even further? As project developers, we must act here and now. We need to focus on ourselves!
This is a question of mindset! For over a decade, we have enjoyed favourable conditions. It seems to me that a large part of the real estate business community has forgotten how to fight against major obstacles and take steps into the unknown. If this does not fundamentally change, no Expo Real—or any other trade fair for that matter—will make a difference.
