It makes me think about how Los Angeles should plan to activate some of its struggling commercial corridors as the Olympics approach. With some political will, commercial corridors with vacant spaces on the Eastside and South LA can be centers of prosperity. Our neighborhoods should be examples of how we can made lemonade (economic justice) out of lemons (the pandemic). Empty spaces can be more than just another big box retailer, they can be activated by community entrepreneurs and artists who dream of having their own brick and mortar. Where possible, these vacant spaces should be shepherded into community ownership. To get it done, we'll need more than good land-use policy, we'll need a concentrated effort to recruit existing leaders and place-makers, and make sure they have resources. https://lnkd.in/gvdcQJ-r

What an inspiring story about a mall succeeding! I hear too often, from people in business and government, that malls don't succeed here because they aren't part of the Kiwi culture. That we aren't into consumerism... and yet the malls we do have generally are one dimensional temples of consumerism, enabling only a select range of reputable, but templated, corporatised brands to succeed. I wonder, how might we as a society, businesses, government, councils and individuals, support and encourage people like Neil Punja to succeed? Because with people like him we get a mall that is first of all, a focal point of community, connection and character... and by the way, you can buy useful and interesting things and services while you're there. Imagine that.

For years, retailers have flocked to set up shop in “it” neighborhoods in New York City. Before the #pandemic, as well as during the first couple years of its recovery, #Soho and #Nolita reigned supreme, with Valentino, Wilson Sporting Goods Co. and Vuori all opening stores there. #Williamsburg has also been buzzy among #DTC businesses, thanks to its chic cafes, thrift stores and waterfront views. Now, tides are shifting, and brands of all types and sizes — not just high-end ones — are making the move to #Midtown. Much of this is due to a major revamping of Rockefeller Center, which encompasses six square blocks. At 196 years old, the Arcade Providence has transformed into something new and exciting! Originally built in 1828, this iconic three-level mall has now evolved into a unique space with one level of retail and two levels of "micro" apartments. Witnessing this change reminds me of a valuable lesson from my mentor, Dick Schneider, who once said, "there is no such thing as an original thought, it has all been done before." Having over two decades of experience in the mall industry, I've learned that tenants hold significant power in negotiating lease terms, especially during the initial entry or lease renewal. This process is critical as mall landlords typically budget their bottom line once a year, shaping rent demands based on various factors, including ego-driven decisions. As a seasoned mall professional, I understand the intricacies of lease negotiations and ensure that costs, margins, and operational aspects are central to the discussion. Over the years, I have successfully guided tenants through this process, saving them substantial amounts and securing favorable terms. It's crucial to have the right expertise at the negotiating table to achieve a mutually beneficial outcome. Change is inevitable, and adapting to new trends is key in the mall industry.
