FINALLY EXCHANGED AND COMPLETED 😴 😴 Knowledge and experience was certainly needed here - was it worth it ? Our original instruction was to simply sell a freehold shop and upper with GF tenant in situ and receive a % based on the final sale price What we actually ended up doing London Road, Norbury SW16 🔴 Advised on 1954 L&T 🔴 Advised on planning gain 🔴 Contested down val surveyor reports providing supporting evidence 🔴 Negotiated with existing tenant (on protected lease) 🔴 Re negged new set of lease terms inc significant rent increase 🔴 Listened to sellers swear and vent their frustration 🔴 Listened to buyers swear and vent their frustration 🔴 Calmed emotions on both sides to stop either from withdrawing 🔴 Hours of calls - emails - meetings A lot more happened but you get the idea Its swings and roundabouts as they say, rough with the smooth Some sales we do may get agreed in an hour and exchange and complete within 7 days and others like this particular case can drag onnnnnnnn Should we have charged more for additional services around the lease advisory ? Some would but we don't think so ... when these unplanned things come up in transactions its getting issues resolved over penny pinching that takes priority So was it worth it ?
