As Mike Tyson once said, everyone has a plan until you get punched in the face. This very much applies to real estate. A what feels like perfect plan results in a different outcome for reasons out of your control. In 2019 we acquired a shopping center, navigated the pandemic and executed 2 new leases, completed our development plan which materially reimagined the look and feel of the center, leased up the balance of our vacant space (including an end cap that had been vacant for over a decade) and extended all 3 anchor tenants. Great result. Then less than 12 months after we extended our largest tenant for 10 years we received news of the tenant’s bankruptcy and a potential lease rejection including our store. Major change. This was not a part of our plan. We huddled up with our partners (leasing, legal, investors, lender, architect, contractor) and put an updated plan in place. In the end, our openness, colloboration and creativity resulted in a 10 year lease with an investment grade credit tenant that will invest heavily in the store, complement our tenant mix, and drive greater traffic to the center. The result not perfect but a great outcome given the cards we were dealt. As always, great partners and a willingness to lean in to the tough stuff makes the difference. SUN CITY IN THE NEWS 🌞 🏙 Houston's KM Realty is set to acquire over 500,000 square feet of El Paso's retail space from Cavalier Property Management, expanding its portfolio to 76 shopping centers. This deal, closing later this month, marks a significant move in consolidating unanchored retail centers under a REIT structure. The transaction, an UPREIT or 721 exchange, grants equity to Cavalier owners. Despite the undisclosed price, this strategic acquisition includes prominent locations along Mesa Street and introduces operational efficiencies, with some local management roles remaining in El Paso. This expansion reflects a broader trend of investment in income-producing real estate, amidst predictions of El Paso's commercial activity reaching $18 billion by 2025, despite expected retail challenges. 📈

We are excited to announce the details of our latest $30M #acquisition of Shopper’s Haven, a 204,231-square-foot grocery-anchored #retail center in Pompano Beach, Florida. Stiles partnered with Charlotte-based FCA Partners on the deal. “This property represents the first acquisition in our target strategy, which is engaged in acquiring mid- to large-size retail centers in prime locations with significant value-add and repositioning opportunities,” noted Benjamin Boies, Director of Stiles Acquisitions. Redevelopment plans include building a new ground-up Publix Supermarket to replace the center’s current vacant anchor as well as renovating and improving the façade, walkways, landscaping and parking areas. Stiles will utilize several of its integrated real estate services, including development, property management and leasing, to execute the transformation. Construction is expected to take 15 months. “We are very excited to partner with a great firm like Stiles to acquire and reposition a property with significant immediate upside and long-term potential in such a high barrier to entry location in South Florida,” said Win Kelly, FCA Partners Principal and Director of Acquisitions. Originally developed in 1964, the center is well-situated at 3301 – 3573 N. Federal Highway at the highly trafficked intersection of US 1 and Sample Road at the entry of the Lighthouse Point neighborhood.
