I left Riga four years ago, and now I come here a couple of times a month. And today, while going for a morning jog, I decided to look at the city not as a professional, but as just a tourist runner. I ran from Kipsala, through the Quiet Center to Skanstes and back. And suddenly I noticed how much Riga had changed! How beautiful the new office buildings on Skanstes are. Modern urban environment, beautiful architecture, high ambitions. Everything I dreamed of 10 years ago has been built or is being built today. Ok, not all, but definitely half! But when I finished, the boring professional spoke in my head again. The vacancy level, demographic problems, comparison with other Baltic capitals... And new challenges lie ahead - the geopolitical situation, the outflow of institutional investors, the economic situation. I wish success and patience to my partners, who each make Riga more beautiful Colliers CBRE Baltics Mogotel This economic cycle has brought a lot of good things. And let this trend continue! 🔎 Exploring the Industrial Landscape: CBRE experts share insights on Czech Regions We will kick off our series with Plzeň Region – one of the most sought-after locations for both domestic and international tenants. Key information: ✔️ Plzeň Region offers more than 1.7 million sqm of leasable space, ranking second only to Prague. ✔️ However, there is high potential for future construction – in the coming years, it may reach over 1 million sqm of new spaces. ✔️ Regarding rental rates, CBRE anticipates stable development. ✔️ Due to high competition among projects, we do not expect any sharp increases; instead, the opposite is true. The only exception is Borská Pole, a prime location within the Plzeň Region. Here, it is realistic to expect consistently higher rents compared to other locations. Are you looking for a warehouse or production space for lease in this region? Do not hesitate to contact our specialists Jan Hřivnacký or Alena Prusvicova. #IndustrialLeasing #PlzeňRegion

🚀 The development of our pioneering project in Estonia is moving full speed ahead. The first phase of 14,000 sqm SIRIN PARK TÄNASSILMA in Tänassilma, Tallinn, is proceeding rapidly, and we plan to build up to 60,000 sqm in two more phases. We always focus on exclusive locations, cost-effectiveness, and the development of a sustainable logistics ecosystem. The project is rising as a modern, ambitious, and strategically planned logistics park, offering sustainable engineering solutions, employee well-being, minimal environmental impact, and freedom to expand and relocate rapidly as the business grows. 📈 This project maintains #SIRIN business strategy to offer a single lease to customers who operate in all three Baltic States for different locations. "Compared to the other Baltic countries, Estonia has the highest competition. We have therefore thought out well what we can offer to the market to better meet its needs. Customers want flexibility, which is why we build large parks with many tenants. If a client needs extra space, we can provide it, if they see that they need to reduce their rental space, we can offer that too," says CEO Laurynas Kuzavas. The project in Tänassilma will be the 11th logistics park in our current portfolio! #WeBuildYouGrow #Tallinn #Estonia #LogisticsRealEstate

📢 We are taking on our first project in Estonia, and our property portfolio will now cover all three Baltic countries. In Tänassilma, Tallinn, we have started the construction of a 14,000 sqm warehouse, and we plan to build up to 60,000 sqm in two more phases. This project maintains our core business strategy to offer a single lease to customers who operate in all three Baltic States for different locations. Although we are cautious about entering Estonia with an initial investment of EUR 8 million, we expect more clarity in the autumn on whether there is a case for accelerating the expansion. As SIRIN Development CEO Laurynas Kuzavas says, Estonia was the only Baltic country where we did not have our operations. The country lacks new warehouses, and the ordinary logistics parks are dated. "In Tallinn, we are starting cautiously, however, we plan to start another warehouse of similar size in 2024, but first, we have to see how the market reacts." 📰 Read more in Verslo žinios article, linked in the comments. #SIRINdevelopment #LogisticsRealEstateDevelopment #LogisticsRealEstate #Estonia #TallinnRealEstate
