Last month we were really pleased to be asked by #CIBSEFM to host the ‘Closing the loop’ event and welcome 40 guests from the Facilities Management sector to the Artus showroom in London.  The Facilities Management (FM) role is a vital part of the building asset landscape and hugely influential in achieving the carbon emissions reduction targeted, enabling retrofit and ensuring stranded assets are minimised. But, more often than not in this wider industry, we can work in siloes and that does not optimise the best results for the developers, consultants, engineers, facilities managers or occupiers. This does not produce an environment that encourages and promotes innovation, and this is something we at Artus are keen to address. We believe that conversation and collaboration bring optimal results and positive interactions which show us how we can move the dial forward together.  This was most definitely the spirt of this event and we were so pleased to be part of such interactive and action-oriented discussion throughout the night.  Areas of particular focus included: Engaging and empowering FMs, Talking the right language, importance and need for data and machine learning and AI. We will be diving into these areas over the next few days, but first up is: Close the loop and do it as early as possible  “Typically FM and tenant conversations have not been focused on addressing complaints and that has not left room for discussion on energy performance.” Facilities Managers should own the performance of their assets and as such need to be involved earlier on in the development, retrofit, fit out or refurbishment stages to ensure they are designed for occupiers and management to operate accordingly. The beginning of a trend to take the FM function in house was referenced during discussions. The rationale is to allow for more joined up thinking between FM and occupiers by breaking down contractual barriers around scope. D developers and consultants resulting in greater collaboration with improved building performance and occupier satisfaction.     A shift in dialogue from the BMS being about complaints to collaborative discussion between FM, occupiers, developers, engineers in achieving optimum operation is important. At the Australian Airports Association Retail & Commercial Forum last week, industry expert Edward Dunne from Turner & Townsend shared that the cost of building in airport environments is roughly 25% over and above that of delivering in a similar mall setting. The fantastic panel consisting of Jeff Williams, Matthew Hill & Justin Gordon outlined valuable strategies for reducing fit-out costs while maintaining quality. Key insights include: - Achieving 20-30% average cost savings through efficient planning. - Projects using eco-friendly materials reported a 15% decrease in long-term operational costs. - Engaging local suppliers led to a 10% reduction in transportation expenses. The key learnings covered: 1. Early stakeholder involvement streamlines design and construction processes. 2. TRUE Eco-friendly materials and energy-efficient systems lower long-term costs, not gimmicks or showponies. 3. Flexible, modular designs allow for easy adaptation to future changes. 4. Local supplier partnerships reduce transportation costs and benefit the community. 5. Designs and Architects must consider these during design. A very topical discussion as all sectors grapple with costs to deliver construction projects.
