Glad to see Town of Huntington Supervisor Ed Smyth counter the claims of insanely large scale buildout for the Melville corridor. Prior plans from NYS overuling local zoning truly had as of right buildouts that were 7-14,000 units per community. From an initial read the Melville plan is nowhere near even that let alone the 40,000 units some folks are claiming. There are upcoming public hearings on the Melville plan where folks can weigh in and the largest voices in this should be the folks who live and work in the area as they will be most impacted. Before folks blindly join the anti development wave that has emerged due to NYS proposals for housing mandates recognize that this plan has nothing to do with NYS. These proposals have been planned locally with multiple public meetings with lots of input from a range of community and local business leaders. https://lnkd.in/ezeqYCZb

Restrictive zoning causes housing shortages, especially in high-demand areas. Brad Hargreaves, founder and editor of Thesis Driven, argues that places that do have abundant housing do not have a lot of "vibrancy, growth, or opportunity," whereas places like San Francisco (which offers famously high-paying tech jobs) have incredibly restrictive zoning. Less new construction means less density and less housing—and what is actually built has to deal with myriad fees and requirements that make housing very expensive. However, Brad says Montana is an example of a recent win for density, where they passed a law for multi-unit structures on any residential lot in the state. This allows for a lot more affordable housing. Florida is another example, where developers are now allowed to build pretty high density in a wide variety of places in the state. So there are a few wins on the density front...

In high demand areas (think areas where 2nd homes and vacation rentals are popular, top 10 places in US to live, or high cost of living) there is typically a higher cost of housing. By increasing density across all residential asset classes, you: 1) increase upward housing mobility and availability 2) increase availability/vacancy 3) overtime decrease housing cost Thank you Fifth Wall and Brad Hargreaves for this great convo.

It feels like we’ve been planning this panel for 18 months (wait! we have been planning it this long). But the day is tomorrow and the event is sold out. Missing Middle development is like Walkability. It’s how our cities were created. It’s the bones of every beloved neighborhood in Denver. Yet, like all other successful city building blocks it has been engineered out, zoned out, priced out, and deemed illegal. Tomorrow we will unpack why that is and how to bring it back. Affordable by design: thanks to Wes Fuller of leading housing developer Greystar for speaking to our UNC Kenan-Flagler Business School real estate students today about building multifamily rental properties affordable to households at 70-100% AMI, made affordable by less expensive land sites, simpler design, faster execution, and modular construction, without public subsidy. A commitment to cap rent increases at 3% or CPI shows understanding of mid-market affordability and the essential worker renter. With an immediate housing shortage in the millions of units across a range of price and rent levels, the private real estate development sector needs to be part of the effort to close the gap by tapping development capacity and access to capital to deliver much more affordable middle income housing quicker and at scale, preserving limited public subsidies for lower income households.

How Zoning Policies Affect the Housing Supply: City of Denver Case Study AEI Study Just Released. I uploaded a PDF of their findings. Summary: “The City of Denver switched to a new zoning code in June 2010. Most areas were upzoned, but some were downzoned. Overall, the policy encouraged housing construction in Denver. Compared to the entire state or the nation, Denver experienced a massive building boom after 2010. Before then, Denver had always been a bit of a laggard in construction activity. We find the same trends for only larger Colorado cities (shown in the appendix). Most of the new units built were townhomes and multifamily units.” Too much? Too little? ED 1 has generated an entitlement pipeline of +16,150 affordable housing units in Los Angeles. These are not approved or completed projects - they are projects merely submitted to the city planners. The question that needs to be asked is: How many of these units will actually get built? Looking back at the last five years, less than 1/3 of projects submitted for approval were completed. The rest of them were traded like baseball cards while housing continued to become more unaffordable. 6 units must be next to a bus stop...bizarre thinking. I'll delve deeper into this next week, but one initial point stands out as particularly odd: the responsibility placed on developers to ensure that public transit bus stops are nearby. It is bizarre that this isn't Translink's sole duty, given that they manage our transit system. It seems unfair and impractical to burden small-time developers with these considerations, significantly when bus routes can change or when they're not experts in transit planning. This part of the policy is poorly conceived. We should prioritize building the necessary housing first and then adjust the transit services to support these developments.
