The Branches (Waltham Forest Churches Night Shelter Ltd) ‘Stepping Stones’ house will help people rebuild their lives after experiencing homelessness. Designed for occupants transitioning from hostel accommodation to fully independent living, the house needs to be affordable, safe, and to foster in its residents a sense of pride and confidence. That means very particular needs in terms of security, layout, and facilities. But most challenging from a technical point of view for the renovation of this large Victorian house of multiple occupancy (HMO), is the need for low energy consumption to keep the residents’ bills to a minimum. In the course of identifying and addressing those needs, we discovered new and groundbreaking applications for Passivhaus design principles, which we believe can inspire and inform not only similar HMO projects, but also low energy retrofits of period properties of any kind. “Burnaby is taking a very broad, flexible approach to allow many different configurations. For example, where 6 dwelling units are permitted, one could build these units within any combination from one to six separate buildings on a lot, given setbacks, height, lot coverage and minimum building separations can be met (e.g. one 6-unit multiplex, three sets of duplexes, six detached dwellings in a cottage court/cluster configuration). Remove the benches. They’re causing problems and we don’t want to have to maintain them. Hmmmm 🤔 This is what I often hear when discussing ways to improve our public places. This week I read the article below which talks of ‘hostile architecture’ where design can be intended to deter some of those very vulnerable members of our community, the homeless. This made me think about this alittle more. It feels difficult. We should be creating welcoming places for people to hang out and to rest. Places which foster social interaction of a positive kind. Designing welcoming public places is a big responsibility for local authorities, they can impact everyone in our community for better or worse. Do you have thoughts on how to respond to the ‘nuisance’ and ‘maintenance’ cries about seating in our public places? Well said. The missing middle has been talked about for a long time, but why has there not been a rush for this kind of development? “I believe zoning reform needs to include allowing more housing in existing single-family neighborhoods. However, reforms that only change the number of units allowed on existing lots — rather than employing additional changes like reducing minimum lot size requirements, reducing setback requirements and increasing allowable height — are drawing backlash from residents without proportionate improvements to housing supply and affordability. Instead, policymakers should legalize types of housing that get built in large numbers — such as small-lot single-family houses and large apartment buildings — even if this violates the sensibilities of what I call the “compatibility movement”: A school of architects and urban planners who support allowing new housing in existing neighborhoods, as long as the new construction isn’t in significantly larger buildings. They often support form-based codes that allow for more than one unit of housing in a structure, while still mandating that new construction is of a similar size and appearance to surrounding buildings. Daniel Parolek has been one of the most influential voices of this movement, outlining the approach in his book Missing Middle Housing. He coined the now-common term “missing middle” to refer to a category of housing falling between apartments and single-family houses that’s especially lacking in new construction in the U.S. Examples of missing middle can be found in old neighborhoods that include duplexes and fourplexes mixed in with single-family houses. Missing middle housing can offer construction costs that are lower on a per-square-foot basis than high rises while also providing a less expensive option than lots of the same size with single units.”
