What's Happening in #Tampa / #StPete: After years of retooling plans for a 29-acre vacant industrial property in west St. Petersburg! Landowner Porter Development LLC, headed by Les Porter, and joint venture partners Falcone Group and Metro Development Group, have submitted funding requests to the City of St. Petersburg and Pinellas County for the project now called Azalea Gateway, a proposed mixed-income multifamily project at 1501 72nd Street North, the former home of Raytheon Technologies. The development group is requesting a $4.9 million contribution from the City of St. Petersburg and $9.9 million from Pinellas County’s Penny for Pinellas funds to help construct phase one of the project. According to the submitted funding requests, Porter Development expects to break ground in early 2025. A great and insightful dive into the build-to-rent universe from Lichfields UK. As the report says, "the new London Plan has provided a pathway for bespoke BtR schemes in planning policy. This means that developers can bring forward specifically designed BtR schemes which meet their long term requirements without having to rely on developments which were originally granted planning permission as for sale developments.” Although the vast majority of recent BtR schemes are purpose-designed for rent (as is the case with what we’re creating with Lifschutz Davidson Sandilands and Assael Architecture) clearly there will be an opportunity right now for the discounted for-sale stock to be transitioned into BtR. Restructuring the capital stack due to increased interest rates and construction costs - Be patient and don't panic in 2024, Austin will begin to absorb the units being delivered, Houston has MF development opportunities that can be tapped into, and the North Texas region continues to increase population so there continues to be opportunities in suburban and emerging markets - Consensus is 200 bps decrease in interest rates within the next 12-18 months And of course, Texas is THE place to be!
