The spike in #socialhousing landlord’s #insurance premiums and restrictions in cover with a rapidly shrinking pool of insurers has been at least 3-years in the making. It’s therefore a surprise it took Inside Housing until now to report on the major impact this is having on the sector. Providers need to be beware of restricted cover triggering a material adverse event and/or breaching a specific insurance condition within their loan agreements. The best mitigation the #socialhousing provider can do is to ensure it’s property database is extensive and accurate. The efficient provision of property data is vital for the landlord to gain and maintain the confidence of its insurers. Looking beyond property insurance, cover for care activities and those #supportedhousing services that are borderline care provision, is also more challenging in terms of affordable insurance cover. This appears to be as #postpandemic legacy. It’s fair to say that until recently, company insurance was not a major focus for #socialhouisng exec teams and their #boards (even #auditcommittees). Now, the landlord needs to strategically manage its relationship with its insurers and never take insurance for granted! After all, what is the most cited mitigation in the organisation’s key risk register? Could it possibly be…..insurance?

Hosted by Chairman Warren Davidson and featuring committed members like Mike Flood from Nebraska and our own Rockland resident, Congressman Mike Lawler, the hearing illuminated the pressing housing challenges we face both locally and nationally. 🎥 For a glimpse into the discussions that took place, watch the opening remarks here: https://lnkd.in/eNMenxNV "Special thanks to my colleagues, Mike Flood from Nebraska and Mike Lawler, who many of you know locally. They have been some of the most committed members on housing policy, hosting roundtables in their districts and advancing legislation to address the issues," remarked Chairman Davidson. This dedication brought the Subcommittee's 7th hearing to New York, to Congressman Lawler's district, to witness firsthand the effects of "poorly designed and heavy-handed federal, state, and local housing mandates." The reality in Rockland, NY, as in many parts of the country, is stark: "Housing has already been too expensive, and now inventory is limited. Lawmakers' response is to force mandates, which sounds good on paper but ends up hurting affordability and availability for residents most in need." These words resonate deeply with the experiences of many in our community and underscore the urgency of our mission. Today's hearing was a vital step in acknowledging and addressing the real impacts of these housing challenges. Insurance costs are rising due to extreme weather, high home prices, and other factors. This trend is having a significant impact on housing affordability, affecting homeowners and renters across the nation.   Yesterday, industry experts gathered at the Bipartisan Policy Center to discuss the challenges and potential solutions at the state and federal levels.   Emma Waters explored this issue in a recent blog where she outlined how rising insurance premiums, driven by an increase in natural disasters and a competitive housing market, are making it harder for families to afford homes. The housing world doesn’t need another problem, but it has one: insurance. The insurance scene is changing, and property insurers are either capping the number of policies they write, are stricter in underwriting, are refusing to write new policies altogether, are fleeing completely, or are raising rates. California and Florida (and sometimes Texas) seem to be the worst hit, and their home-insurance markets can feel dysfunctional, but as the severity of extreme weather events escalate, it’ll only magnify across the country. Fascinating piece by Keith Cooper on the rising costs of insurance within the social and local authority housing stock within Inside Housing this week. The article is well balanced and pulls out the impact this is having on individuals and organisations. The stark reality facing landlords is that we are legally required to ensure the buildings and rightly so. Yet in delivering on this due to the current environment it is common place that landlords are passing on sizeable increases in costs to leaseholders and shared owners. ARMA figures of 370% average increases along with the fact Leeds City Council required Ft-T dispensation to be compliant showcases just how challenging things are for all involved.
