One of the biggest challenges I face in my mission to provide affordable situational housing is dealing with the Lees Summit Housing Authority. Despite our relentless efforts, we haven't received payments in over seven months. We've jumped through every hoop, met every guideline, passed inspections on the first attempt, and made countless calls, texts, emails, and even visits to their office. It’s incredibly frustrating when people in certain positions or roles don't seem to care about the impact their lack of professionalism or concern has on others. Do they even realize that debt on these properties still needs to be serviced? This is a major reason why many landlords hesitate to accept Section 8 vouchers. Our commitment to affordable housing is evident—85% of our portfolio is occupied by Section 8 voucher holders. However, I have never experienced anything like what I've faced with the Lee's Summit Housing Authority in my entire career. Despite these setbacks, I will continue to #trusttheprocess and #staythecourse. Challenges like these only strengthen my resolve to make a difference and provide quality housing to those in need.

On the face of it, this could be transformational and life changing for so many. However, getting the land is one thing. Having the right mix of traditional and modular build cability/ capacity in the UK is another. An integrated skills development plan, enhanced support for innovative building solutions and a focused campaign highlighting the real benefits of modular building is required to enable the potential benefits from this change to be realised. In the face of Southern Nevada's staggering housing voucher waitlist, with 10,000 applications being processed from an initial 27,000, it's clear we're at a crossroads in addressing affordable housing needs. 🏠💼 The gap between the availability of Section 8 housing and the number of landlords willing to participate is not just a policy issue; it's a community challenge that calls for innovative solutions and a shift in perspective. Legislation has played its part, but it's evident that we need more than just laws to bridge this divide. "Why don't the housing people from the council come here and listen to our stories and what we need?" - supported accommodation resident I know this is a tall order when there is such high demand - I know how busy the housing departments of councils are right now! I'm writing this because one of the people on the workshops wants his voice to be heard. I was facilitating a workshop in supported accommodation on Friday. The plan was to focus on budgeting and bills, and discuss housing next week. Housing is the first topic on the minds of the people I'm working with. Friends have been placed suddenly in rooms in HMOs that are dirty and charged high rent that the housing allowance isn't covering. There's fear that this will happen, that stepping outside of the relative safety of supported accommodation will put them at risk of starting the cycle again or being placed somewhere inappropriate and dirty. They appreciate where they are but long for a place of their own, where they are in control and have choice. There's not a simple fix to this - and it feels to them like they have to make endless calls and bids online without seeing and talking to a human. They see empty houses not in use and wonder why they can't stay there. They know there are tens of thousands of other people bidding on the few that are available. I know that this isn't a challenge that councils can solve alone - this needs government intervention, repurposing of empty housing, and social housing building. But it also takes listening and a human touch - automating and digitising housing services appears to increase isolation and frustration for the people who are using it. #livedexperiences #housing #buildsocialhousing

USA TODAY recently published a detailed piece on the Housing Choice Voucher program, highlighting how so many voucher holders are unable to find a suitable home to rent. This unacceptable situation demands action.     One obvious approach is to find ways to encourage greater landlord participation in the program. BPC’s Terwilliger Center strongly supports the bipartisan Choice in Affordable Housing Act, legislation which would establish a $500 million fund that could be used by public housing authorities to offer signing bonuses to landlords in low-poverty communities and provide security deposit assistance. Reforming the inspection process, a significant deterrent to landlord participation in the Housing Choice Voucher program, is also critical. The system is truly broken. Working with all LPAs in the country on a daily basis we have first hand experience of the difficulties facing even a simple extension. There is no continuity between the nationwide #planning departments, there is too much red tape wrapping up all areas from land release, costly reports for #nutrientneutrality #bats #CILlevy etc, and now #BNG regulations. We fully support the #climatecrisis but these additional costs are forcing developers to increase the cost of new housing out of market prices. Sadly we fear this is just the start of a long list 😢
