I've had a few students reach out lately to ask how to best prepare for a real estate summer internship. This post is for you and all the students preparing for their summer internship. . . . My summer internship the semester before I graduated was incredible. - Personal, daily mentoring with the Lead Underwriter and MD, Acquisitions - One-on-one interview with the co-directors of a multi-billion dollar, freshly raised value-add fund - Exposed to underwriting, acquisitions, transactions, asset management, portfolio management, and capital markets. The internship was originally just for underwriting, but I wanted to learn it all! - Underwrote $1.8B in live deals in 6 months. - Multiple property tours of completed and shell-condition product. While normally a 12-week internship, the team was gracious enough to allow me to continue the internship remotely while I finished my last semester. Although I didn't end up accepting the full-time offer from this group, the full-time offer I did accept came from an operating partner from this group. My advice on preparing for your internship? - First things first, you earned this. You'll do great. If you didn't ask in the interview, ask what software you will be using during your internship. Many firms focus in excel, but institutional groups often use ARGUS Enterprise. If you're not familiar with ARGUS, learn it fast. Follow Ben Wax. He's been posting great content on ARGUS. - Second, when you arrive, find out who the key decision makers are. They're not always the people with the fancy titles. Do your best to shadow these people and learn from them. Ask to help prep for investment committee, a client/broker meeting, take the boring tasks off their plate. Anything to be in their circles. - Select housing that is as close to the office as possible while still being safe and affordable. We made the mistake of putting too much emphasis on affordability. While the condo was <20 minutes from the CBD, let's just say the photos were definitely fabricated, and we did not do enough diligence on the location. 😅 - Get in as early as the office opens and stay as late as you reasonably can. Make those 12 weeks count. - Interview and/or go out to lunch with as many senior employees as possible. My #1 advice during that big internship? Network, network, network. You never know what opportunities are just 1 person/firm away. #internships #networking #gogetem

Caution this hot take may irk older generations… As a student with a paid internship, I recently had a conversation with a colleague about internships and pay. When I mentioned that I was getting paid, my colleague responded with, “I remember when I was in my internship and I was working 70 hours and getting paid nothing, can’t believe you’re getting paid.” I couldn’t help but wonder about the cost of living difference between when they were in school compared to now. Rent, mortgage, gas, groceries, bills, and the overall cost of living are significantly higher than when the “seasoned” therapists were in school. So, I encourage all therapists, Wall Streeters, technology companies, and others to advocate for paid internships. It’s 2024, and life is expensive. Paid internships not only lead to more motivated workers, but they also reduce the possibility of burnout. Let’s work together to create a more sustainable and equitable future for interns. I'm starting to see the calls for summer interns. A marketing/social media intern is there to LEARN MARKETING...not to set up your entire marketing plan because you don't have the budget to pay someone to do it. If you can't teach them marketing, don't take a marketing intern. I find this to be a really big issue with small businesses who think "Oh we can have the intern do our marketing/social media and we won't have to pay them!" Get that outdated and wrong mentality out of here! As someone who went through 3 unpaid internships in my college career, I also want to iterate on the importance of PAYING interns. I was fortunate enough that I had parents who could help financially support me during these unpaid internships or that I was able to hold a job during that time. That is not the situation for most people. Most people take out loans, in addition to student loans, to survive during college and support themselves during unpaid internships. If your intern is doing work, you should be paying them. College credit isn't going to put gas in their cars for a commute or keep them fed when working at your business. Pay your interns, don't take advantage of them, and remember what you went through as an intern.

Did you know approximately 40% of all internships in the U.S. are unpaid? Seems to me paying interns is a simple missing piece in the bringing dignity to internships puzzle. This is especially true when benefits - like PTO, health insurance, 401(k) matching, among others - are not even on the table. Jane Street on the other hand pays its interns extremely well. How well? This week the Financial Times had an article titled "Jane Street interns make more than Keir Starmer and Jay Powell" with this quote: "There are also ads for a software engineering internship and a machine learning researcher summer gig that also pay $250k a year (pro-rata’d, it comes in at ca $21,000 a month)." $21,000 per month? Yes. That is dignity. I acknowledge Jane Street for doing this for its interns. Maybe more will follow their lead and start by simply paying their interns something? #internships #innovation #management #dignity P.S. I recently offered a first-year college intern a list of the "Top 10 Tips for a Successful Internship." It is meant to be a practical guide and collection of easy things they can do to make a great impression. I'd love to hear feedback about what I missed and how this can become more valuable! 1. Arrive Early Be the first in the office. Aim to arrive an hour before the "start time" to get settled, get noticed and have valuable conversations. You never want to be the intern who gets in at 9:05, then makes breakfast, gets coffee, etc. Do that on your time, not theirs. 2. Stay Late Work until most people leave, especially your boss and department head. Always ask if anyone needs help, or if there is anything you can do for them before leaving. 3. Be Proactive If you have no tasks (this happens a lot with interns!), ask around for ways to assist. Be committed and proactive in helping both senior and junior staff, even if it's filing, loading the printers with paper, or getting coffee. It is all important. 4. Be Polite Make eye contact, say hello, and remember people's names. Politeness and friendliness goes a long way. 5. Carry a Notebook Always have a notebook and pen. Write down important points, or questions to remember them. 6. Have No Ego Help others with any task, big or small. Identify key people to impress and those who may be willing to help you grow. Get on their calendars for 1-on-1's. Stay and be humble. 7. Set Goals Clarify your supervisor's expectations early on. Set short and long term personal goals and seek regular feedback to achieve them. 8. Be Curious Read everything related to your field. Stay informed by asking colleagues what they read, subscribe and listen to. Read every strategy deck, financial statement, email and bit of customer feedback you can get your hands on. 9. Listen More Listen attentively and speak when appropriate. You have two ears and one mouth, use them in proportion. Follow up with questions later. My experience is that most people want to help interns who understand their roles and show promise. 10. First Impressions Matter Treat every task as important. Double-check your work and ensure accuracy. Summer internships are very short, so you have no time to waste.
