Langley Boom: New Homes Race Ahead of Infrastructure : Langley, BC is experiencing a rapid transformation with new homes popping up along the 200th Street corridor. With over 6,000 approved in Willoughby since 2022, it's no wonder the area is buzzing with development. However, this exciting growth also presents a challenge. Local leaders caution against runaway growth as schools, rec centers, and hospitals struggle to keep pace. The Langley Chamber of Commerce echoes these concerns, emphasizing the need for infrastructure investment from all levels of government. While a planned SkyTrain extension and rapid transit are promising, the focus needs to be broader. The key to success lies in a coordinated effort to ensure this boom becomes a well-planned city, not just a sprawl of houses. Can Langley handle the influx? This is great sure, but seriously what more is to be learned. Do we not already know what the issue is? And if not how would money help us find the answer? Maybe lets subsidize housing more seriously than corn monoculture requiring tons and tons of pesticides which seep into the Mississippi watershed, by the way corn has practically no nutritional value. Farm hemp instead! Way more useful, productive and don't need to douse every inch in poison! Simply put, the American dream is affordability so make the homes affordable! AKA apartments, smaller sizes, prefab etc. What research needs to be done? Get wall street greed out of the housing market!

Virginia Tech is tackling the affordable housing crisis in Central Appalachia with a $453,742 grant from the Appalachian Regional Commission (ARC). The grant, awarded to the Virginia Center for Housing Research at Virginia Tech and the Virginia Tech Center for Economic and Community Engagement, aims to streamline construction through a comprehensive workforce training strategy for modular construction. Virginia Tech envisions that this approach will not only reduce costs, waste, and emissions compared to traditional construction but also contribute to the provision of affordable housing. The U.S. DOT’s Reconnecting Communities Pilot program continues to make a profound difference, with $607 million available in its final round of funding in 2024. This initiative is dedicated to reversing the legacy of infrastructure that has divided neighborhoods and communities. Funds can be directly utilized for capital construction, or outright removal of a dividing transportation facility! Notable projects include: Philadelphia: $158.9 million is being used to cap the Vine Street Expressway, paving the way for a new public park in the historic Chinatown neighborhood that bridges communities and enhances local spaces. Atlanta: Over $157.6 million will complete Phase One of the Stitch, capping Interstates 75/85 with a 4-acre park, improving local streets, and revitalizing the MARTA civic center station. These incredibly crucial efforts reflect a commitment to addressing historical injustices and building a more inclusive and connected urban environment. By focusing on restoring connectivity and fostering equitable development, the program is helping to create vibrant, cohesive communities across the country. In a recent development in Queens, New York, a tug-of-war between urban greenery and essential public transportation enhancements has come to the forefront. The government's decision to allocate $117 million for the creation of the QueensWay park—a park project aiming to convert defunct Long Island Rail Road tracks into a 3.5 mile linear park inspired by Manhattan’s High Line—has sparked a debate. This park, running through neighborhoods such as Rego Park and Ozone Park, promises to offer valuable green space. However, this decision is scrutinized due to its potential impact on a critical transportation initiative: the QueensLink https://lnkd.in/eejhnQfp . The QueensLink proposal aims to transform these abandoned tracks into a subway line, including an extension of the G train to Forest Hills and reactivating the old Rockaway Beach Branch as a new subway line. This would significantly improve the public transit system in Queens, offering a direct route for the G train through central Queens and connecting the M train from Rego Park to the Rockaways, linking with the A train. This connection is pivotal, enhancing access to the Rockaways and facilitating smoother commutes across the borough. Amidst this context, there's also the Interborough Express, https://lnkd.in/ewGqAfeC, a significant transit project advocated by Governor Kathy Hochul. This initiative is set to introduce New York City's first true light rail system, utilizing existing freight tracks to forge a new link between Brooklyn and Queens. This new light rail line aims to connect Brooklyn and Queens, potentially transforming east-west and north-south commutes in these boroughs, which would complement the QueensLink's objectives. While the QueensWay will undoubtedly enhance the leisure and aesthetic value of the neighborhoods along its path, it's essential to consider the broader context of New York City's transportation planning. The previous administration, led by Governor Andrew Cuomo, often favored car-centric endeavors, which may have delayed the progress of more sustainable, transit-focused initiatives like the Interborough Express. The need for a robust public transportation network in Queens, capable of addressing the borough's commuting challenges, is more pressing than ever. What other areas should we be worried about? Too much growth isn't always a good thing. Collin County has seen immense growth over the past decade, largely facilitated by the DNT & Sam Rayburn Corridors.
