Charlotte Office Investment Booms in Early 2024 Charlotte's office market is off to a strong start in 2024, with significantly increased investment activity in the first quarter. Data from CommercialEdge highlights a robust performance, with the city outpacing national trends and maintaining a low office vacancy rate. Key Developments Notable projects include Vanguard's $117 million acquisition of Centene Corp.’s 700,000-square-foot headquarters, and the upcoming Queensbridge Collective, a 42-story tower in Midtown South End, set for completion by July 2025. The 370,000-square-foot 110 East Blvd. project was also completed in Q1 2024. Increased Sales Charlotte's office sales hit $53 million in Q1, doubling last year's figures. Major transactions included ABR Capital Partners’ purchase of Scarlet Oak for $11 million and a $62 million acquisition of two medical office buildings by a joint venture. Vacancy and Coworking The office vacancy rate rose slightly to 14.5% by March but remained lower than 2023's peak of 16.1%. Charlotte also offers 505,060 square feet of coworking space, with Regus leading the market. Overall, Charlotte's office market shows resilience and strong investment appeal in 2024.

The asset has successfully completed the transformation from a single-tenant to a multi-tenant office building and is now fully let on a long-term basis. Investing in Design/Activation is a Feature, Not a Workplace Product A recent article by Bisnow does great work showcasing the surge in high-end design and activation of office spaces, featuring prominent owners/developers (attached below) with insights from leading owners, developers, and JLL as a sponsor. Luckily, owners are becoming more focused on enhancing employee experience, but spending millions on top-tier design elements and activated spaces alongside traditional amenities is not always the recipe for success. And all of these plans are geared solely on pushing tenants into traditional long-term, capital-intensive leases, this feels eerily similar to the amenity battles of past decades? Flexible workspace products, designed for shorter-term requirements, were overlooked in the article, likely because they lack the allure of long-term, high-value deals. And sadly, despite a few of these showcased owners who have their own flexible workspace products, they aren't even mentioned. For example THE SQ by Hines & MIRO by BGO Most owners can't justify investing 7-8 figures in design and activation for non-prime assets, especially when only 8% by square footage and 2% by building secure tenant activity, according to CBRE. Owners of non-prime assets often find themselves competing on rental rates and offering hefty concessions, making deals challenging to justify financially. It's time for these owners to rethink their workplace product strategy by focusing on creating workspaces for tenants needing less than 10K SF, tapping into the majority of potential transactions. If strategically researched, procured and delivered, this can lead to significant financial returns to these owners, often at substantially higher returns than most realize possible compared to traditional lease rates. Owners should stop competing for deals they have almost no chance of landing -- As the saying goes, "100% of nothing is nothing, but 50% of something is something." In today's tough market, chasing large, elusive deals isn't sustainable for most owners. Owners must adapt and position themselves to cater to smaller, yet abundant, tenant requirements. Last week, Luke Borg and Stella Usanovic of Capstone’s Victorian office, attended the Property Council Victoria's Office Market Report Lunch held at Zinc. As Luke says "JLL Head of Strategic Research – Annabelle McFarlane gave such an insightful fact rich address, and really peeled back the layers to share the ‘Real’ Melbourne office narrative. Annabel was joined by Will Borcoski – CBRE Director of Office Leasing; Andria Carniato – Regional Portfolio Manager at Charter Hall; and Nick Poliansky, Asset Manager at TE Capital."   Other key take aways to note is the Melbourne office property market is facing significant challenges, with vacancy rates reaching a 20-year high. The market is experiencing a bifurcation, where demand for Premium and A-Grade office spaces remains robust, while B-Grade and lower-grade properties struggle. This divergence reflects tenant preferences for high-quality amenities, such as End of Trip Facilities; Rooftop & outdoor spaces; wellness & fitness spaces; sustainability initiatives (like the move to all electric) and functional/flexible/communal spaces conducive to tenant satisfaction and productivity . Tenant demands are increasingly focused on spaces that offer engaging environments and wellness features. As a result, there's a growing trend toward repurposing or redeveloping B-Grade buildings, which are often considered "functionally obsolete." These properties are either being upgraded to meet contemporary standards or entirely redeveloped (or removed from market) to better serve the market. Overall, the Melbourne office market is in a period of transition, with a clear preference for well-located, high-quality properties. One interesting takeaway, was that 10% (38 properties/ 664k sqm)of Melbourne CBD assets, account for 63% of the current vacancy. But there is growing optimism, as the market reaches valuation trough, and debt costs peak.

Rent Stability Grade A and B rents held steady at USD 15 and USD 11/m²/month, while Grade C rents declined by 12.5%. 5. Leasing Recovery H2 2022 saw a solid recovery with approximately 12,000 m² leased, reflecting strategic realignments post-COVID19. 6. Condominium Office Space Growing demand, especially among law firms, financial institutions, and consultancies, emphasizing security and cost control. 7. Grade C Challenges Persistent weak demand, except for recently refurbished properties. The market's adaptability shines.
