According to the Rider Levett Bucknall RLB Forecast 110 report – New Zealand Trends in Property and Construction – the outlook for construction remains weak for the coming year, but there are signs of a pick-up in demand beyond 2025. RLB’s Forecast 110 noted that near-term construction demand is soft. Construction activity fell slightly in the June 2024 quarter, reflecting a small decline in both residential and non-residential construction. SO WHERE DOES ADELAIDE SIT FOR NUMBER OF HOUSES APPROVED IN COMPARISON TO OTHE CITIES.... Well here it is. The interesting stat for me is both Brisbane and Perth build twice as many houses as us. And this is just detached homes, if you were to factor in apartments the margin would be much greater. The bigger the market the larger the number of manufacturers of building materials and suppliers and the more construction workers you have. There is much more to this than that...but still worth contemplating.

For the third month in a row, new residential dwellings consented across Christchurch, Selwyn and Waimakariri have increased. Only just…but this continues the positive uplift in construction numbers across the wider Canterbury Region. There is still plenty of volatility in the market, with individual Councils up and down...but overall, the market appears to be stabilizing. Typically, Christmas and New Year see a fall off in new BC numbers, but I'm confident that we are either at, or very close to the bottom of the current downturn and that we will see a significant upswing in construction activity in the early new year. In the 12 months to October 2024 there were 5,591 new dwellings consented across all three Councils, which was a 1.0% increase over the 5,537 new dwellings consented in the 12 months to October 2023. Developed by New Zealand Housing Foundation, these Homestar-rated homes provide warm, dry living environments with low running costs. Families purchase these homes through a co-ownership programme - https://lnkd.in/ggi_xdiS PJM served as the client-side project manager, providing design, project management, cost control, construction observation, and contract administration services. We were engaged at a critical stage when rising costs and site constraints needed fresh thinking, and conducted a design competition with reputable architects, aiming to optimise the site layout. This process led to and improved design over the initial scheme, the addition of two homes, reduced driveway areas and enhanced development aesthetics, ultimately improving the projects profitability. PJM and NZHF engaged in an ECI (Early Contractor Involvement) process with a preferred civil contractor and builder. This collaboration allowed us to explore time and cost-saving options by leveraging the contractors' expertise in materials, construction staging, and methodology. This approach resulted in additional cost savings and provided early price certainty for our client. Lifting construction productivity isn't getting the discussion it deserves. Plenty of lament for New Zealand's low productivity growth, and it's well understood the construction sector has particularly struggled, but actual examples for improvement? It was great to see Shane Brealey and Sam Stubbs of Living Simplicity taking the stage at the Property Council New Zealand conference in Wellington last month to drive the discussion. Hats off to Simplicity for not only having a proper go, with some really impressive results, but actively sharing the information and the intellectual property to help us all. New Zealand residential construction costs are too high, we cannot house ourselves affordably, so we have to change the cost to build. According to the filing, the building will have no affordable units. RMR says instead, it is instead "exploring options to satisfy the Inclusionary Development Policy (IDP) by creating the required number of affordable units in an off-site location near the Project Site." That would require building or contributing to the construction of a number of units equal to 18% of those in the main building, or 72 units.

Two key elements to help Australia achieve the housing target are: 1. prefabricated construction (and not starting from scratch each time!) 2. mid-rise building Mid-rise building inherently leads to improve efficiencies in prefabricated construction (the more levels, the more repetition / standardisation). Mid-rise building construction also inherently leads to: - more housing numbers being delivered at once and, - improved use of land space and, - lower embodied carbon The intent of the referenced article is good, but unfortunately it misses the mark. The low-rise, townhouses and duplexes suggested in the article are slower to deliver, harder to produce the same volume, and will lead to too many different iterations (bespoke design of houses is part of the problem in Australia). The referenced article is correct in stating that the status quo approach to housing with detached dwellings or ultra-dense high rise needs to change. Australia has increasing capability to use prefabrication to deliver mid-rise housing - let's get on with it!
