Thanks to all who attended RAEDI's Communities' Council Workforce Housing Round Table event today in Byron. We are now less than a week away from our best and most impactful chance to give public comment on Forward Dallas. RSVP for April 18th at CPC at 6 PM: https://lnkd.in/g5zW9rHk Let's quickly dive into _bcWORKSHOP's +ONE report (Link to full report: https://lnkd.in/e4QA9gqU) The report looks at adding one more unit to existing homes in Dallas through ADUs, duplexes, and lot splitting. It answers the fear of what neighborhoods would look like with more housing. Spoiler: they will look almost the same as how we used to build neighborhoods. The report talks about Junius Heights and other older neighborhoods that already has this kind of Missing Middle Housing. We can build these kinds of neighborhoods all across Dallas, along with adding more housing in those older neighborhoods. It also goes into the many benefits for both homeowners and the city as a whole. And it makes clear that it's not the only way we should add housing but is a first look that will likely be what works for most existing single-family homes. For us to make these changes a reality, we need to show up April 18th

Helping Investors Build Wealth & Make an Impact | CRE & Real Estate Investment Strategist | Impact Growth Fund Partner | Transforming Communities Through Impact Investing
The affordable housing crisis is getting out of hand. 6.8 million families/people are in need of affordable housing. This is the sad reality. ↳ But at WMC, we are doing everything we can to lower that figure. Because everybody deserves a roof over their head. But we don’t just want to create a roof over these people’s heads. We want to create affordable housing that: ✅ Provides a good living standard. ✅ Is free from crime & disruptive tenants. ✅ With a thriving community & support network. So not only are people getting the housing they need… ↳ But they are getting the support they need to thrive too! And hopefully, in 10 years time, we are looking at a figure far smaller than 6.8 million. So if you want to find out more about how we are creating impact through real estate… Tune into our new Impact Growth Webinar this Thursday! Sign up here: https://lnkd.in/g-5yZbbv

“Metro Phoenix is sprouting the most build-to-rent communities. Here's why” The The Arizona Republic | azcentral.com | La Voz article posted in the comments below 👇examines the rapid growth of build-to-rent communities in metro Phoenix, driven by economic and demographic factors, and highlights potential legislative impacts. 1) Growth of Build-to-Rent Communities: - Phoenix leads the nation with over 8,000 build-to-rent homes under construction. - The Valley has 17,000 single-family rentals across 100 developments, outpacing other major cities. 2) Reasons Behind the Boom: - Affordable land and population growth drive Phoenix's BTR boom. - BTR homes with amenities attract diverse tenants. 3) Demographics and Tenant Preferences: - Phoenix's median BTR rent is $2,435, higher than $1,670 for apartments, drawing different tenants. - Half of BTR tenants work part-time from home, mostly aged 24-40 with $60,000-$70,000 incomes. - BTR communities now attract younger singles, couples, and families priced out of homeownership. 4) Economic and Social Implications: - High rents drive BTR market growth, despite post-pandemic dips. - Critics argue it worsens housing shortages, limits homeownership, and funnels wealth to property owners. 5) Legislative and Environmental Concerns: - BTR developments' water exemptions may change with proposed legislation, affecting future projects. - AZ Governor Hobbs aims to close water loopholes for BTR and wildcat developments, impacting the sector. 6) Tenant Experiences: - BTR communities offer conveniences, fostering community. - Tenants like Phil DiMartino prefer BTR's affordability and lifestyle despite criticisms. 💡 What factors do you think are driving the rapid growth of build-to-rent communities in metro Phoenix? We’ve all read the headlines about housing: not affordable, not attainable, not available… Rent hikes and eviction notices have become all too common… Pull up any news source and you’ll see it. Home is where the heart is, or so the saying goes. It’s what we all want home to be like. But as we listen to the housing stories of our Circle Leaders—renters and families seeking safe, stable, and secure housing—we realize it may be more accurate in Arkansas to say: Home is where the hardship is. Join us for the next Circles “Becoming Visible” event as we delve beyond the headlines to explore the real experiences of individuals and families facing the stress of housing in Arkansas. Together, we’ll make visible what is often invisible in the housing conversation. Creating real change requires a community committed to the change—a community that values empathy and compassion in how Arkansas addresses housing and supports renters.
