Some extra Food for thoughts #Smart #growth is normally planned and centers around the concept of compact, town-centers built around high-quality transit stations such as tram or subway stops. Smart growth, more specifically by, is contained in an established urban corridor, and connected to the #urban center or downtown through proximity if not mass transit. Smart growth is such because it is planned to be self-supportive over a long time through its multi-functional uses and ease of access via walkability and bike trails, and public transit. Such growth is smart because it is meant to last and not be solely dependent on automobile use.
Urban density is one of the most important issues in our cities today. How do we do density “right”? Why is density the answer to sprawl, and how do we make it liveable and a viable solution to urban growth. Back in October I attended the Council on Tall Buildings and Urban Habitat (CTBUH) annual international conference in Singapore. My report on urban density and the conference is now on Monocle Radio’s The Urbanist. What a phenomenal restoration! A great visual representation of what happens when you renovate dilapidated, unused and derelict buildings. Doing this to a 2 or 3 bed terrace might not have quite the same level of impact, but taking shutters from an empty house, replacing rotting windows and generally bringing a property back from disrepair and into use has a tremendous impact on an area. We are victims of our own success as in some cases we are now paying in the region of double in the same villages, what we were paying just 2 years ago for houses that are in need of a full program of modernisation. On the flip side of that coin, what a tremendous service to the area and also what a great scenario for our buyers who will benefit from the capital appreciation. #socialhousing #supportedliving #propertyinvestment #ukproperty
✨Successful urban regeneration in Warsaw, Poland. This tenement house, stripped of its original features and neglected for decades, has been restored to its former glory. The transformation is quite dramatic, and what a positive difference it makes. This project is part of an ambitious strategy to regenerate dilapidated residential tenement buildings and help to regenerate the city centre. Private real estate development in Warsaw is booming, and the improving urban environment is benefiting residents as well as appealing to visitors and investors.
