🚧 Modular Construction in Healthcare: A Game Changer? 🚧 With growing patient waiting lists and the ongoing demand for clinical space, modular buildings have emerged as a quick and scalable solution to help the NHS increase capacity and treat more patients. Modular buildings offer many benefits: ✅ Faster mobilisation – they can be added to existing hospital spaces within weeks ✅ Cost-effective and adaptable ✅ Environmentally friendly – reduced carbon emissions, less noise, and dust pollution ✅ Less disruption for live sites like hospitals and schools A recent development in this space is the £2.6bn NHS modular buildings framework. NHS Shared Business Services has invited bids for the rebooted framework, expected to come into force next summer. Since the existing framework was launched, 9 firms have dropped out or collapsed from the original 29 selected. It’s important to note that 9 modular firms have collapsed during the tender process. Has this revolutionary construction method, alongside the time taken to evaluate and implement the framework, caused significant damage to the sector? The updated framework has been expanded by £1bn to cover new sectors over the next four years, and will now include residential buildings, while a specialised kitchen lot has been dropped. I’m all about supporting fresh solutions for healthcare, and I believe modular buildings could transform the landscape even further when it comes to how we provide care. Interesting read on 5 year per SF costs on 3 story hospital buildings: https://lnkd.in/e_Sx3KiG National average increased by 19.9 % from 2020 with New York leading the way at $575.76 per SF (a 16.5% increase). With these lofty spends (which only seem to increase), predictability for pricing, budgets and schedules is extremely important. Multi-trade, modular construction can greatly assist with predictability in pricing and planning, be it ceilings, walls, or other products.
